Building services design in Camden
A Camden house is usually old, often listed and sometimes sitting on a basement, so a boiler swap or a new bathroom can open questions that a suburban semi never raises. We provide building services design for Camden homes: heating, hot water, ventilation, power and drainage planned as one system and fitted around the historic fabric. How we work on building services design
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Camden's local area requirements for energy and sustainability
Camden's current Local Area Requirements for Planning Applications set the thresholds, and they are easy to misread. The Energy Statement is required for new-build dwellings; 5+ dwellings or >500 sqm, and it must show how the energy hierarchy was applied. Larger schemes add a feasibility study for decentralised energy.
The Sustainability Statement has its own trigger. It is required for 5+ dwellings or 500 sqm under the Local Plan's climate policy, with a BREEAM pre-assessment for non-domestic floorspace above the threshold. Smaller schemes still have to consider sustainability in the design and access statement or a separate note.
A single-family refurbishment sits under both thresholds, so the practical question is what the council will expect to see in a short note and what building control needs. We write the services strategy to answer both, and we keep it proportionate: a page for a house, a full report only where the thresholds demand one.

Listed fabric, conservation areas and where plant can go
Camden has 40 conservation areas, 21 Article 4 directions and 1,971 listed building entries, and Historic England counts 35 places in the borough on its Heritage at Risk Register. That density of designation is the first thing we check for any services job.
On a listed house, new services are a consent question, not only a design one. Chasing a duct through a historic floor, drilling through a decorative cornice or fixing a condenser to a Georgian front wall can all need listed building consent. We draw routes that use existing voids and reuse old flues where we can, and we say plainly when a route will need consent before the drawing is issued.
The council's Home Improvements guidance is the document an officer uses for alterations to a house, and its Design guidance covers materials and detailing. Services affect both: a bright steel flue terminal on brick is a design choice, even if nobody calls it that.
Flats raise a different problem. A mansion-block flat may have a shared flue or riser, a communal boiler room or a lease clause about floor coverings and noise. We read the lease terms you send us, mark which parts of a route fall inside your demise, and keep plant away from bedroom walls that share a party wall with a neighbour.
Flats, basements and the figures behind the plant
Only 13.3 per cent of Camden households live in a house, and just 29.7 per cent own their home. A large part of the work is therefore flats, where plant has to sit inside the demise and the routes cross a shared structure.
The borough's Basements guidance applies when a lower floor is added or deepened. A basement brings drainage, ventilation and flood protection into the design, and we draw the pumped drainage, mechanical ventilation and power for those spaces on the same set as the rest of the house.
Some figures drive the design on every job. A heat pump flow temperature is limited to 55 degrees Celsius in the guidance, a bath tap should not deliver hotter than 48 degrees, and a new window is limited to 1.6 W/m²K, which matters when original sashes are being replaced or secondary glazed.
Electric heating and a heat pump change the picture for power as well. A new cylinder, a larger consumer unit and a charge point each take space and cable, and the drawing should show where all three go before the decorator is booked.
Planning pace and what you receive
The council decided 394 householder applications in its latest year and granted 89.1 per cent, but only 77.7 per cent were decided within eight weeks or an agreed extension. A clean set of drawings does not set the pace, but gaps and queries lengthen the process.
Our package is a services strategy note, a heat-loss summary, plant and riser positions in the model, and coordination sheets against the structure. Where full layouts are needed, our M&E drawings in Camden are added, and the whole set is issued beside the building regulations drawings in Camden. For the borough's wider rules, read architectural drawings in Camden.
We design and draw. An installer fits and certifies the systems. Send us the plans and we will give a fixed quote after a free constraints check.

Questions
Does a Camden house refurbishment need an energy statement?
The statement is tied to new-build dwellings and larger schemes. A single house refurbishment usually falls below the threshold, but a short services strategy is still useful for building control.
Can I fit a heat pump to a listed house in Camden?
Possibly, but it can need listed building consent. We draw the unit and pipework positions and say which parts need consent, so you can decide before committing.
Do basements change the services design?
Yes. A basement needs pumped drainage, mechanical ventilation and flood protection, and we design them in from the start.
How much does building services design cost in Camden?
Fixed quote after a free constraints check, according to the size and number of systems.
