Barking and Dagenham, London
M&E drawings in Barking and Dagenham
M&E drawings in Barking and Dagenham show an electrician and a ventilation fitter where every fan, circuit and alarm goes in a house or extension, and 68.8 per cent of the borough's households live in a house. Ours are drawn into the same model as the plans and follow the council's own energy and drainage rules. Fixed quote after a free constraints check.

How we work on m&e drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The council's rules that M&E drawings answer
Barking and Dagenham wants written evidence on building services even for small schemes, and three of its rules reach M&E sheets. The first is an Energy and Sustainability Statement. The council records it as all developments (combined statement for minors), which means a minor scheme still produces a combined, proportionate statement. Our layouts supply the facts that statement needs: what ventilates each room, what lights it and what heats it.
The second is overheating. The borough's rule is logged as major development; SI 4 cooling hierarchy. The London Plan behind it sets out a cooling hierarchy, 6 steps, so a design shows how heat is kept out before it shows any cooling. On an M&E sheet that appears as the extract and purge fans, the trickle or heat-recovery unit and the controls that run them.
The third concerns water and drainage. Mains use is held to 105 l/p/d (+ up to 5 l external), and the surface-water rule applies where majors; minors in critical drainage area or affecting run-off. Our drawings mark each fitting against the water budget and show where a new roof or hardstanding sends its run-off.
We cannot say which of these a householder scheme will trigger until we see it, so the free constraints check lists the ones that apply before the fee is fixed.

Estate houses and what their services look like
Many homes here sit on the Becontree Estate, covered by its own Becontree Estate SPD and Design Code. Estate houses share a layout, so a survey of one tells us a lot about the next, but later owners have rewired, rebuilt chimneys and moved boilers, and each set of M&E drawings starts from what is actually in the house.
A typical job is a rear extension and a loft room on a terrace that cost £409,511 on average, in a borough where prices moved 5.3 per cent in a year. 42.4 per cent of households own their home, and many of those owners are adding space for a growing family and want the services right the first time.
Our sheet for such a house has a lighting and power layout per floor, a ventilation plan with each fan's duty, a consumer unit schedule, a smoke and heat alarm layout and a note of notifiable electrical work. The Residential Extensions and Alterations SPD says nothing about fan positions, though it does care where a flue or vent leaves the wall, so we keep terminals to the rear.
Extract rates and electrical notifications we draw to
Approved Document F sets intermittent extract at 15 litres per second in a bathroom, 30 in a kitchen with a hood venting outside and 6 in a separate toilet. Where the system runs continuously, a kitchen high rate is 13. Every fan on our plan carries its figure.
Electrical work is covered by Part P, and a registered electrician has 30 days to certify notifiable work. Our drawings give the electrician the circuit layout in advance; they do not replace the certificate.
Fixed lighting must reach 75 lumens per circuit watt under the current Approved Document L, and a new charge point must be at least 7 kW nominal output where a new dwelling has parking.
Planning context and the rest of the borough
The council decided 388 householder applications in its latest year, granting 66.5 per cent. For larger home extensions under prior approval, the national returns show 10 granted and 36 refused. We use these numbers to time the M&E stage and never to predict a result.
The borough has only 4 conservation areas and 49 listed buildings, and about 14 per cent is Green Belt. Gardens are 22.8 per cent of the land, so an outdoor unit usually has space. Its levy is zoned: £109.80/m² (Zone 1: Barking Town Centre, Leftley and Faircross); £39.22/m² (Zone 2: Barking Riverside); £15.69/m² (Zone 3: rest of borough). Schedule rates (2015): £70 / £25 / £10.
What the drawings cost and what they join
We do not publish a starting price for M&E drawings, because the number of rooms and the systems change the work so much. After a free constraints check you get a fixed quote, and a second MCIAT technologist checks every sheet.
The sheets join the building regulations drawings in Barking and Dagenham, the wider M&E drawings service page and MEP design in Barking and Dagenham for heating and water. For the borough as a whole, see architectural drawings in Barking and Dagenham. Nearby, compare M&E drawings in Bexley, Redbridge and Havering.

Questions
Does Barking and Dagenham need an energy statement for a small extension?
The council's rule is logged as all developments (combined statement for minors), so a minor scheme submits a combined, proportionate statement. We supply the services facts for it.
What extract rate do I need in a bathroom?
Approved Document F sets 15 litres per second for intermittent extract. The drawing shows it beside the fan.
Do your drawings replace the electrician's certificate?
No. A registered electrician certifies notifiable work within 30 days. Our drawings give the layout in advance.
How much do M&E drawings cost in Barking and Dagenham?
Fixed quote after a free constraints check. It depends on the number of rooms and the systems.
