M&E drawings in Bexley

M&E drawings in Bexley are the lighting, power, ventilation and alarm sheets for a borough of family houses: 75.3 per cent of its 95,300 households live in one, and 68.6 per cent own it. We draw them into the same model as the plans, so a fitter and an electrician can price from one set. Fixed quote after a free constraints check.

How we work on m&e drawings

Four steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    4. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Bexley's energy and drainage rules for M&E drawings

Bexley's rules bite mostly on larger schemes, and a householder should know where the line falls. The council's energy requirement is logged as majors only: an Energy Assessment for major developments, following the GLA's lean, clean, green order, with a district heating connection preferred where one is within reach. A house extension is not a major development, so no assessment is needed, but the same order is a sensible way to organise an M&E layout, with efficiency first and low-carbon supply second.

Drainage has its own trigger. The council's SuDS rule applies to majors; non-householder in Vulnerable Drainage Area. For a house, that means a non-householder project, such as a new dwelling or a flat conversion, in a Vulnerable Drainage Area needs a strategy with greenfield run-off rates. An ordinary extension does not, and we say so at the quote stage.

Two London Plan policies reach every borough, Bexley included. Mains water is limited to 105 l/p/d (+ up to 5 l external), and overheating is tackled through a cooling hierarchy, 6 steps. Our sheets mark each fitting against the first and show the fans and controls that serve the second.

Suburban houses and what their M&E needs

Many of Bexley's houses are semis and terraces. The average semi sold for £534,337, a terrace for £416,198 and a detached house for £736,523, and prices moved 2 per cent in the last twelve months. Owners here are adding kitchens, loft rooms and garage conversions to homes they plan to stay in.

Those jobs make the same demands on M&E. A garage conversion needs lighting, sockets, a heat source and extract fans where none existed, and the consumer unit may be a single board in the garage. A loft room needs its own circuit, a fire-detection link to the existing alarms and ventilation sized for the whole house. We draw each of those, with the circuit numbers and the route.

The council's Design Guide SPD Part 2: Building Alterations and Extensions is the guide for how extensions look from outside, with Design Guide SPD Part 1: Design Principles behind it. We use it to keep flue and vent terminals to the rear or the side, where the design guide would put them.

Extract rates, alarms and charge points

Approved Document F sets intermittent extract at 15 litres per second in a bathroom, 30 in a utility room and 60 in a kitchen without a hood or with a recirculating one. The whole-dwelling rate for a three-bedroom house is 31.

A carbon monoxide alarm is needed in the room where there is a new or replacement fixed solid fuel appliance in a dwelling (AD J para 2.34). The alarm standard is BS EN 50291-1:2018, and the ceiling position is at least 300 millimetres from the wall.

Fixed lighting must reach 75 lumens per circuit watt now. Where a new dwelling has parking, the charge point must have a nominal output of at least 7 kW, and we show its position and the cable route.

How the borough decides and what it holds

Bexley decided 877 householder applications in its latest year, granted 94.6 per cent and decided 99.4 per cent in time. For larger home extensions through prior approval, the returns show 7 granted and 8 refused. The council also handled 323 lawful development certificate applications. These numbers help us plan the stage after planning and promise nothing about a case.

Heritage constraints are light compared with inner London: 23 conservation areas and 114 listed buildings, with 6 at Grade I. About 17 per cent of the borough is Green Belt, and gardens cover 25.1 per cent of the land. The levy is zoned at £40/m² (Zone 1); £60/m² (Zone 2), plus indexation.

    Questions

Does a Bexley house extension need an Energy Assessment?

The council's requirement is logged as majors only, so an ordinary extension does not. We still follow the same order when laying out services.

When does Bexley ask for a SuDS strategy?

The rule applies to majors; non-householder in Vulnerable Drainage Area. A standard householder extension is outside it.

What extract rate does a bathroom need?

Approved Document F sets 15 litres per second for intermittent extract.

How much do M&E drawings cost in Bexley?

Fixed quote after a free constraints check. The price depends on the number of rooms and the systems.
