M&E drawings in Redbridge
M&E drawings in Redbridge set out the ventilation, circuits, alarms and drainage of a house or extension on one coordinated plan. Redbridge is a borough of family houses, 66.2 per cent of households living in one, and its busy lawful development certificate and extension caseload means that building control paperwork is rarely far behind planning. How we work on m&e drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Redbridge's requirement list and M&E drawings in Redbridge
Redbridge publishes a Local and National Planning Application Requirement List, in its April edition, and two blocks of it reach services drawings. The energy and sustainability assessment is required at the scope Majors; BREEAM Excellent for non-residential (LP32), with a BREEAM pre-assessment for non-residential major schemes and an SBEM calculation under the London Plan. A single house does not meet that scope, but a block of flats or a mixed development does.
The drainage block is the more detailed one. The list asks for a SuDS strategy where the scope is Majors; FZ2/3; 1 ha+; GLA SuDS Proforma, which means greenfield run-off calculations, the GLA proforma and a maintenance plan. Sites in the higher flood-risk zones, and low-risk land with known drainage problems, are drawn in even when the scheme is small.
For a householder the practical value of these entries is a checklist of questions the council may ask. We answer them in advance by drawing the foul and surface water layout alongside the electrical and ventilation plans, which avoids a late request that stops an application at validation.

Semis, detached homes and the electrical load they carry
In Redbridge the average semi-detached house sold for £681,463, the average detached house for £1,095,799 and the average terraced house for £534,863. Prices moved -2.7 per cent over twelve months, and owner-occupiers make up 57.1 per cent of households, a settled community that keeps and extends its homes.
A family extension usually adds a kitchen-diner, a utility room and a bathroom, which together bring three extract points, a new circuit for the kitchen and often an outside socket or charge point. We count the load on the schematic and tell the owner whether the existing consumer unit can take it, before a builder finds out on site.
Garages are the other common conversion. A garage turned into a playroom or a home office loses its single socket and its lightly loaded circuit, and needs heating, ventilation, smoke detection and a properly sized supply. We draw the new circuit from the consumer unit, show the extract to the outside and mark the alarm position, so the conversion passes building control without a second visit.
A heavy certificate and prior approval caseload
Redbridge handled 812 lawful development certificate applications in the latest national returns, a heavy caseload that shows how many owners use permitted development. Larger home extension prior approvals ran at 46 granted and 93 refused. Householder applications saw 82.8 per cent granted out of 991 decisions, with 94.7 per cent decided in time. We read those as context for a programme, never as a forecast.
An extension built under permitted development still needs building regulations approval, so the services set is needed whichever planning route is used. The M&E drawings are ready for the building notice or full plans submission.
Planning figures like these shift from year to year and from street to street. They help us tell a client how much waiting to allow before work starts, and the services drawings use that wait: the set is complete by the time the decision arrives, and building control can be approached at once.
Green Belt, heritage and garden plant
About 34 per cent of the borough is Green Belt. Redbridge also has 16 conservation areas, 134 listed building entries and 9 Heritage at Risk entries. In the Green Belt, a new plant enclosure or outbuilding is treated as built form, so we attach plant to the house where we can and keep any freestanding structure small.
Domestic gardens cover 27.4 per cent of the borough's land in the national land use survey, which gives room for heat pumps and garden rooms. The plan shows each unit's position, its cable route and its distance from the boundary.
Trees and hedges along rear boundaries also shape routes. A trench for an outbuilding supply is dug where roots are fewest, usually along an existing path, and the plan shows that choice for the contractor to follow.
The figures on every sheet
Approved Document F sets a kitchen with a hood extracting outside at 30 l/s, a utility room at 30 l/s and a bathroom at 15 l/s. A three-bedroom house needs 31 l/s as a whole dwelling.
Electrical work is notifiable for new circuit; consumer unit replacement; additions or alterations to circuits in a special location. A gas appliance that is new or replaced, apart from gas used only for cooking, needs a carbon monoxide alarm in the room, to BS EN 50291-1:2018.
Scope, fee and linked pages
A Redbridge set holds power and lighting plans, a ventilation layout, alarm positions, a consumer unit schematic with load list and drainage notes. There is no published starting price, so we run a free constraints check and quote a fixed fee.

Questions
Does a Redbridge house need a SuDS strategy?
Only where the scope is Majors; FZ2/3; 1 ha+; GLA SuDS Proforma. A small householder scheme normally falls outside it.
What does Redbridge ask for on energy?
The list requires an energy and sustainability assessment at the scope Majors; BREEAM Excellent for non-residential (LP32).
Do I need M&E drawings for a permitted development extension?
Building regulations still apply, so ventilation and electrical detail is needed whichever planning route is used.
