Electrical design drawings in Barking and Dagenham

Electrical design drawings in Barking and Dagenham set out the consumer unit, circuits, lighting, charge point and any solar wiring for a house, so an electrician prices from a plan. Most homes here are houses, 68.8 per cent of the stock, and the borough's validation list reads electrical choices through its energy and overheating statements. How we work on electrical design drawings

Four steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    4. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Barking and Dagenham asks for, and where electrics come in

The council's current full planning checklist does not ask for an electrical drawing as such. What it asks for is an Overheating Assessment on major development, recorded in our data as: "major development; SI 4 cooling hierarchy". An Energy and Sustainability Statement is wanted with every scheme, and the entry reads "all developments (combined statement for minors)", so a one-house extension may use a single proportionate statement.

That matters for the electrical layout because those statements rest on choices the circuit plan has to carry: the heat pump or immersion supply, a solar array and its inverter, fans for mechanical ventilation with heat recovery, and the cable routes that go with them. If the statement says a house will cool by natural ventilation and shading, nobody wants a new air-conditioning circuit appearing on site.

Water is a second lever. The London Plan limit applies in every borough and is recorded as "105 l/p/d (+ up to 5 l external)". It affects pumps and showers more than sockets, but it is the reason the plumbing and electrical sheets are checked against each other. Our M&E drawings service shows how those are joined up.

Electrical design drawings in Barking and Dagenham: houses that need them

With 73,902 households and an owner-occupation rate of 42.4 per cent, a good share of homes here are rented, and landlords and owners alike meet the same question when a house has no full electrical plan. A rewire, a loft room or a rear extension is the usual trigger.

Our drawing shows existing and proposed outlets, switches and lights, which circuit feeds each, the position of the consumer unit and the route to a new charge point. A schedule lists the fittings once, so the electrician's quote and the plan agree. The same sheets go to building control with the building regulations drawings in Barking and Dagenham.

The Becontree Estate and heritage constraints

Barking and Dagenham has 4 conservation areas, 3 Article 4 directions and 49 listed building entries. One of the borough's planning documents is the "Becontree Estate SPD and Design Code".

For electrics the lesson is external: meter boxes, external lighting, cameras and charge-point housings on a front elevation are the items that attract comment on a planned estate. We draw them with their positions and finishes so a planning officer can see what is proposed, and we keep cable runs inside.

We are not drafting the estate's design code and we do not decide what the council will accept. We read the guidance, draw to it and say where a choice is a judgement.

How the borough decides small applications

In the latest figures the council decided 388 householder applications and granted 66.5 per cent of them, with 100 per cent decided in time. Those are historical outcomes, not a forecast for your house.

Electrical work itself rarely needs planning permission, so these figures matter when the electrics belong to a bigger job such as an extension. The sensible order is to settle the layout, draw the circuits and let the planning drawings and electrical sheets share one model.

Safety rules, certificates and charge points

Electrical work in a dwelling falls under Part P. A certificate for notifiable work is due within 30 days of completion, from the registered installer or the building control body. A charge point on a new dwelling is specified at a nominal output of at least 7 kW.

We draw the position and cable route and reserve the way at the board. The installer designs, tests and certifies; our drawing never stands in for a certificate. The electrical design drawings hub sets out the national rules in full.

    Questions

Does Barking and Dagenham require electrical drawings with a planning application?

Not as a named item. The council asks for an overheating assessment on major development and an energy and sustainability statement on all schemes, and the electrical layout has to match what they say.

Do I need a drawing for a rewire in Barking and Dagenham?

A rewire is notifiable under Part P, but a drawing is not compulsory. It helps the electrician price the job and avoids redesign on site.

How long does the Part P certificate take?

It is due within 30 days of completion, from the installer or building control body.

Do you test or certify the installation?

No. We design and draw. A registered electrician installs, tests and certifies.
