How we work on planning drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Two documents that shape a Barking and Dagenham set
The borough's plan is the Barking and Dagenham 2037 Local Plan, adopted in 2,024. For a householder job the working text is the Residential Extensions and Alterations SPD, and for anyone living on the Becontree estate there is a second layer: the Becontree Estate SPD and Design Code.
The first tells an officer how to judge a rear, side or roof addition, so we turn it into dimensions on the plan and section: depth beyond the neighbour's rear wall, height at the eaves, set-back from the boundary. The second is stricter about what a street looks like as a whole. If your address is on the estate, the elevations show window pattern, front boundary treatment and roof form against the code, not just against the house next door.
That is why we ask for the address before the brief. Two houses a short walk apart can sit under different rules, and a set drawn for the wrong one answers the wrong questions.

What the decision record tells you
In the latest twelve months the council decided 388 householder applications and granted 66.5 per cent. Every one was decided inside the statutory period or an agreed extension (100 per cent), so the wait is predictable even if the outcome is not.
About one in three householder applications is refused, which is a reason to check the drawings against the SPD before you submit, not a reason to give up. It is a borough-wide average from the past and we treat it as context for the design, never as a forecast for your house.
If an application is refused, our planning appeals support in Barking and Dagenham starts by reading the officer's reasons and telling you whether a revised scheme or an appeal is the better use of your money.
Rear extensions, prior approval and the larger-home route
Some owners here look first at a deeper rear extension through the larger-home prior approval route, because it avoids a full householder application. The council's own record shows how that goes: it granted 10 such notifications and refused 36 in the period covered by the government's planning statistics.
Refusals on this route usually turn on neighbour impact, which is a matter of how the drawings show the relationship, not of the extension's size alone. Our prior approval drawings in Barking and Dagenham page explains what the notification needs, and a lawful development certificate is the alternative when you only want written proof that permitted development applies.
We tell you at the start which of the three routes fits the house, before any sheet is drawn.
Heritage, Article 4 and Green Belt
The borough has 4 conservation areas, 3 Article 4 directions and 49 listed entries. Even so, 7 entries sit on the Heritage at Risk Register, so a listed or neighbouring historic building still needs its setting drawn.
Green Belt covers 14 per cent of the borough, and building in it is judged on proportion to the original house, not on the usual suburban tests. Our free check places your address on all of these maps in one pass and reports whether the job is permitted development, a householder application or something heavier.
Adding storeys sits under a separate control: a borough-wide Article 4 direction removes the permitted development right to build upwards, so an extra floor needs its own application.
What the set contains and what you pay
The standard set is existing and proposed plans, elevations and sections, a location plan and a block plan, all from one Revit model so the sheets agree. The price starts at £745 with VAT included and is fixed before you commit. The council fee for a single house is £548, paid to the council directly.
A second chartered technologist who did not draw the set checks it against the validation list and the SPD. If the council asks for changes we redraw at no charge until approval. Approval itself is the council's decision and we promise nothing about it. We can submit through the Planning Portal for you.

Questions
Which guidance do Barking and Dagenham planning drawings follow?
The Residential Extensions and Alterations SPD for most householder work, and the Becontree Estate SPD and Design Code for homes on that estate.
How likely is a householder application to be granted here?
The council granted 66.5 per cent of 388 householder decisions in the latest year. It is an average and not a prediction for one house.
What do planning drawings cost in Barking and Dagenham?
From £745 including VAT, fixed up front. The council's application fee is separate.
Can I use prior approval for a larger rear extension?
Sometimes. The council refused 36 of these notifications against 10 granted in the period covered, so the drawings must show the neighbour relationship clearly.
