Construction drawings in Barking and Dagenham
Construction drawings for a Barking and Dagenham home come with a fixed quote after a free constraints check. They are the detailed set your builder prices and builds from: wall build-ups, stairs, openings, roof and services. In a borough where 68.8 per cent of households live in a house, a typical set covers an extension or loft on a family home, drawn to match what the council has approved.

How we work on construction drawings
Five steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Construction drawings in Barking and Dagenham start from the council's design guidance
We found no council rule in Barking and Dagenham that governs construction drawings themselves. What the council does publish is design guidance, and your build drawings must carry it through: the Residential Extensions and Alterations SPD, the Becontree Estate SPD and Design Code and the Barking and Dagenham 2037 Local Plan, adopted in 2,024.
The reason this matters is the planning record. A permission fixes the brick, the roof covering and the window pattern, and a builder who substitutes a cheaper product breaks it. Our construction set names each material the planning officer approved, so the specification and the decision notice say the same thing.
On the Becontree Estate, where the design code governs how a house may change, we read the code alongside the decision notice before we draw a single detail. Window proportions and brick choice are the points a code-led officer notices first.

What the set shows that a planning drawing does not
A planning drawing shows shape. A construction set shows how the building is put together: foundation depth, cavity and insulation thickness, lintel positions, the stair, the roof structure and the services. Three builders pricing the same planning drawing will quote three different buildings, and the same three pricing our set will quote one.
Each junction gets a detail: where the extension roof meets the old wall, where the floor insulation turns up at the threshold, where the new window sits in the reveal. These are the places where heat leaks and damp starts, and where a builder otherwise improvises.
The set also carries the specification notes that building control reads, so a single package serves your builder and the inspector. Our building regulations drawings in Barking and Dagenham page covers the application itself.
The numbers building control will check
A stair is the easiest thing to get wrong. The national limits for a private stair are in the table below. The general rule is 2.0 m clear headroom over stairs. Approved Document K allows a reduced figure in a loft conversion, and headroom is often what decides where the stair can land.
A bedroom on an upper floor needs a way out. The table sets the escape window's minimum opening size and height, and every dwelling needs the smoke alarm standard it lists. We draw the window, the sill height and the alarm positions on the plans so they cannot be missed on site.
Insulation and ventilation follow. The table lists the limiting U-values for new roof, wall, floor and window elements and the extract rates for kitchen, utility and bathroom, and the drawings show how each is met.
Designations that shape the specification
The council publishes 4 conservation areas and 3 Article 4 directions, and Historic England lists 49 entries in the borough. The numbers are small, but where one applies it limits the materials and details a builder may use on the outside, and the specification must follow.
If your house is listed, tell us at the first call, because it needs listed building consent and a lighter touch in the construction detail. If it is not, the planning conditions are the only constraint we carry into the specification.
The council decided 388 householder applications in its latest published year, granted 66.5 per cent and decided 100 per cent in time. Those are planning figures, and we use them only to plan when your build can start, never as a promise.
Quote, duties and what you receive
We give a fixed quote for construction drawings once the free constraints check is done, because the price depends on the size of the work and how much structure it involves. The set includes plans, sections, elevations, a structural layout for your engineer and the specification. Our structural calculations service can be added for beams and foundations.
On materials and workmanship the national standard is Approved Document 7: Materials and workmanship, 2013 edition incorporating 2018 amendments, and we write it into the specification. The table also records who carries the client's duties on a domestic project, which is a point to settle with your builder before work starts.
If planning has not yet been secured, start with the planning drawings. The full range for the borough is on our architectural drawings in Barking and Dagenham page, and our construction drawings hub explains the service in general.

Questions
Do I need construction drawings if I already have planning permission in Barking and Dagenham?
Yes, in practice. Planning drawings show how the building looks, not how it is built. A builder needs the construction set to price and build, and building control needs the same information.
Do the drawings follow the Becontree design code?
They follow the planning decision, which in turn follows the council's Becontree Estate SPD and Design Code where it applies. We write the approved materials and window details into the specification.
What headroom does a loft stair need?
The general rule is 2.0 m clear headroom over stairs, and Approved Document K allows a reduced figure in a loft conversion. We check the stair in section against the roof before the layout is fixed.
What does a construction set cost?
We give a fixed quote after a free constraints check, because the price depends on the size of the work. Council and building control fees are separate.
