How we work on house extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Havering's extensions SPD in numbers
The Residential Extensions and Alterations SPD sets a general depth for rear extensions: 3 m terrace / 4 m semi or detached; 45 degrees. Anything deeper has to sit inside the angle drawn from the boundary at that point. On height, a single-storey extension is generally held to 3 m with a flat roof, and hipped pitches are preferred away from the boundary.
Two storeys are treated more strictly. A two-storey rear extension is set in and limited in projection, recorded as 2 m set-in; 3 m projection (4 m exceptional), and the guide says they are rarely acceptable on terraced houses. Two-storey side extensions need the first floor set back and must respect an angle from the neighbour's side window, recorded as 1 m; 45 degrees.
We put each of those dimensions on the drawing next to the proposed one, so the case for the depth is visible without a covering letter.

House extension drawings in Havering and the Green Belt
With 53 per cent of the borough in the Green Belt, many Havering houses are judged on whether an extension is a proportionate addition to the original building. The SPD figures are the starting point, and on green-belt land bulk against the original house is the point that decides.
The borough has: 11 conservation areas and 146 listed entries. The borough's Havering Local Plan 2016-2031 was adopted in 2,021, and the Heritage SPD sits behind it for the houses that are protected.
A house that fits inside the SPD figure of 3 m terrace / 4 m semi or detached; 45 degrees may still have to be shown as a proportionate addition if it lies on green-belt land, so we draw both tests on the same sheet.
A borough of houses and gardens
76.7 per cent of households live in a house or bungalow, and 69.5 per cent own their home. Domestic gardens make up 19.5 per cent of the land in the national Generalised Land Use Database.
Typical jobs are a rear extension with a loft room, a side extension that adds a ground-floor room, or a garage brought into the house. We survey the existing house and test each combination against the SPD limits before you commit.
Certificates, charges and the housing market
The latest government return counts 578 lawful development certificate applications in Havering, showing how many owners confirm their rights in writing. The borough holds 3 scheduled monuments, 1 registered park or garden and 12 heritage at risk entries.
The average house price was £448,648 in the latest Land Registry month, changing by 2.1 per cent over twelve months. The Mayoral levy is band 3, and Havering's own CIL varies by area: £151.52/m² (Zone A, North of A1306); £66.67/m² (Zone B, South of A1306).
Choosing between a certificate, prior approval and an application
A single-storey rear extension under permitted development can go 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey. A Lawful Development Certificate in Havering records that fact.
Prior approval reaches 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI. Havering gave slightly more refusals than grants on this route in its latest published year, 27 against 21, so the notice needs clear neighbour drawings. If the house is outside the rights, the alternative is planning drawings in Havering.
How quickly Havering decides
The council decided 985 householder applications in its latest published year and granted 85.9 per cent. 97.8 per cent met the eight-week target or an agreed extension, a record that helps us plan your timetable with confidence, though it cannot predict one case.
Package, fee and next step
A Havering package holds floor plans existing and proposed, elevations and sections, with location and block plans. A second chartered technologist checks each sheet; the officer's requested changes are redrawn without charge until approval. The council's fee is £548.
When the design is agreed, building regulations drawings in Havering add the construction detail.
