How we work on wraparound extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Havering: Green Belt first, conservation second
Over half of Havering's land area is mapped as Green Belt, which is unusual for a London borough, so the first question for a wraparound is not the design but the address. Inside the Green Belt, the council asks whether an extension is proportionate to the original dwelling, so a house that has already been extended carries less room.
Conservation areas are the lesser constraint here, only 11 of them, and 146 list entries across the whole borough. Most Havering homes can therefore be tested against the ordinary design guidance instead of a heritage regime.
The guide is the Residential Extensions and Alterations SPD, read alongside the current local plan, Havering Local Plan 2016-2031, which the council adopted in 2,021. A separate Heritage SPD applies where a heritage asset is involved.

Single-storey rear extension: the permitted development limits
The house in section with a rear extension; the dashed lines mark the zone near the boundary.
- A · Depth beyond the original rear wall
- 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey
- B · Maximum height
- 4 m
- C · Within the zone near the boundary
- Eaves no higher than 3 m where within 2 m of the curtilage boundary
- D · Larger extension under prior approval
- 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI
A borough of semis and owners
76.7% of households live in a house or bungalow, and 69.5% own their home, which makes Havering a strong match for wraparound work. The typical project is a semi or a bungalow with room at the side and a long garden behind.
With an average price of £448,648, the extra floor area has to be balanced against build cost more carefully than in an inner borough. We often show two versions: a full wraparound, and a trimmed one with a shorter side arm, so you can price both before committing.
Domestic gardens account for 19.5% of the borough's land, and plenty of plots have depth to spare. That depth is why a rear arm is rarely the problem here; the side arm and the roof are.
How Havering decides applications
The council made 985 householder decisions and granted 85.9%, with 97.8% decided in time. That record suggests most applications get an answer inside the statutory window, which makes a precise submission even more valuable.
Larger home extension prior approvals show a more mixed picture, with 21 granted and 27 refused in the latest return year. A wraparound with a side element would usually go through a full householder application, with a council fee of £548.
If the design sits inside the permitted limits, a Lawful Development Certificate is an option, and Havering handled 578 of them in its latest return year.
Building a Havering wraparound: access and structure
The side arm of a wraparound closes the passage that builders normally use, so the site plan needs a working route. Where there is no side access we plan deliveries through the house or over a neighbour's drive by agreement, which should be settled in the party wall conversation, not on the first morning of the build.
Structure matters too. Opening a whole rear and side wall means a steel frame carrying the upper floors, and many Havering semis and chalet bungalows have roof loads that need care. Sizing the steel at drawing stage also leaves room for a later loft conversion, which saves a second round of calculations.
The energy rules cap glazing in an extension, and a corner room with sliding doors on two sides tests that cap quickly. We show the glazed area on the elevations and check it against the limit, so the design does not fail on a calculation after the planning stage.
Levy, drawings and what you receive
The Mayoral CIL sits in band 3 at £30.3 per square metre indexed this year, the lowest band. The levy generally applies to larger additions, so most single-storey wraparounds fall outside it, and we confirm that on the measured floor area.
The set has existing and proposed plans, elevations and sections, a roof plan, a location plan and a block plan. If you are weighing alternatives, see rear extension drawings in Havering and side return extension drawings in Havering.
Neighbours will receive party wall notices for the shared boundary, and our wider service is described on architectural drawings in Havering. If the council asks for changes, we redraw them free of charge until it decides.

Questions
How much of Havering is Green Belt?
About 53% of the borough's area is covered by Green Belt polygons, so check the address before planning a wraparound.
Which guidance applies to house extensions?
The Residential Extensions and Alterations SPD, with Havering Local Plan 2016-2031.
How quickly does Havering decide householder applications?
97.8% were decided within eight weeks or an agreed extension in the latest twelve months.
Can builders reach the garden once the side arm is built?
Not through the passage, so we plan access through the house or by agreement with a neighbour before work begins.
Do I need a structural engineer?
Yes, for the steel that opens the rear and side walls. We size it at drawing stage so a later loft conversion does not need the work redone.
How much do the drawings cost?
From £1,195 including VAT. The council fee is £548.
