Architectural drawings in Thurrock
Thurrock has its own design guide for home alterations, and it gives numbers: a limit on how much of a plot can be covered, caps on dormer width and a rule on how many houses in a street may be split into flats. Our architectural drawings in Thurrock start from £745 including VAT. We are MCIAT chartered architectural technologists, and we begin with a free check of your address.

How we work on architectural drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What the Residential Alterations and Extensions guide measures
The council's reference for extensions is the Thurrock Design Guide: Residential Alterations and Extensions (RAE) SPD, a companion to the Thurrock Design Guide: Design Strategy SPD. It is unusually numerical. For rear extensions it applies angle tests (45 degrees (height), 60 degrees (depth and width)), measured from the middle of the neighbour's nearest ground-floor window.
It also caps how much of a plot may be built over. For a curtilage between a hundred and five hundred square metres the guide allows buildings to cover 30% (curtilage 100-500 sq m), counted after taking away the original house and original outbuildings. Smaller plots get a higher allowance and larger ones a lower one, so your site area decides the budget before any design starts.
We calculate the coverage figure at the very first stage and send it with the options. A garden room, a shed and a rear extension all draw on the same allowance, which is the point owners most often miss.

Dormers, infills and flat conversions by the numbers
The guide's dormer table ties width to visibility: the limits are 1/3 width, 1.4 m (street); 1/2 width, 2 m (less prominent); 0.3 m below ridge; 0.6 m from hip/verge, with the larger allowance going to the less prominent slope. We draw the roof first and the dormer second, so the proportion is tested on the elevation before a client falls in love with a shape.
Rear infill extensions should stay as close as reasonably possible to 2 m high along the boundary where the existing fence or wall is that tall. That keeps the effect on a neighbour's garden predictable.
For splitting a house, the guide is stricter than many. Each new unit must meet minimums of 50 sq m GIA; 11.5 sq m bedroom, and a subdivision is normally refused where more than 20% of street of houses are already subdivided. We count them on your road with the register before quoting. See dormer loft conversion drawings in Thurrock and flat conversion drawings in Thurrock.
Green belt and the Thames corridor
About 63 per cent of the borough is green belt. There, the guide limits extensions to the floor area of two reasonably sized rooms of the original dwelling, a measure that bites quickly on a small bungalow.
Heritage in Thurrock runs from historic buildings to ancient sites: 246 listed buildings, including 13 at Grade I, 17 scheduled monuments and 7 conservation areas. 6 entries are on the Heritage at Risk Register.
The large number of scheduled monuments means archaeology can reach a householder site. We check the mapped designations at the start so a foundation trench does not become a surprise.
Decisions and the numbers behind them
Thurrock decided 363 householder applications in its most recent year, granting 81.5 per cent and deciding 99.2 per cent on time. Fast decisions are a real benefit, and the grant rate is the lower of the two figures, which is a reason to read the guide closely.
On prior approval for larger rear extensions the council granted 10 and refused 6. It also issued 209 lawful development certificates, the formal route for confirming that work is permitted. Our Lawful Development Certificate service prepares the evidence.
Past decisions do not tell you what will happen to your own application, so we use them only to decide where to look harder.
Homes, tenure and prices
There are 66,377 households in the borough. 76.2 per cent live in a house or bungalow and 63.3 per cent own their home. A detached sale averages £595,588, a terraced sale £319,032 and a flat £189,108, with the overall average moving -0.9 per cent in a year.
With prices at this level, owners weigh the cost of every square metre carefully, and a fixed fee lets them budget before the build. We also draw for garage conversions and outbuildings that add space inside the coverage allowance.
