How we work on planning drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Green belt covers over half of Havering
Green belt polygons cover 53 per cent of the council area. In it, extensions are tested against the size of the original building, so the drawings include a clear schedule of original and proposed floor area, and the new work is shown against the old in plan and elevation.
Outside the green belt the main questions are the neighbours and the street. A rear extension that follows the pattern of the neighbouring houses is read more easily than one that departs from it.
We map your plot against the green belt boundary first. The result decides how much extension is realistic, and it shapes the quote.
Because the green belt test turns on floor area, we compare the proposal with the original house, that is the building as it stood when the modern planning system began, or as first built if later. Earlier extensions count against you, so we trace them through the planning history and old drawings, and state the original floor area on the sheet.

Havering's extension and heritage guidance
Havering plans under the Havering Local Plan 2016-2031, adopted in 2,021. Two supplementary documents are relevant to a householder: the Residential Extensions and Alterations SPD and the Heritage SPD.
The first sets what the council expects of rear, side and roof additions; the second deals with the 11 conservation areas and the borough's 146 listed entries. The heritage document asks what is significant about the building and how the proposal respects it, so we draw the existing features that the guidance would regard as worth keeping.
Historic England records 6 Grade I entries in the borough, 3 scheduled monuments and 12 entries on the heritage at risk register.
A quick council, with a few caveats
Havering decided 985 householder applications in its latest twelve months, granting 85.9 per cent, and 97.8 per cent were decided on time or inside an agreed extension. For 306 minor decisions, the grant rate was 64.4 per cent, and 96.4 per cent were on time.
Speed is an advantage for a client who wants to fix a build date. It also means any gap in the submission shows up quickly, so we check validity items such as the red line, ownership certificate and scale bars before we upload.
Larger rear extensions under prior approval show a mixed result. The council granted 21 and refused 27 in the latest national return. We compare the route with a householder application for your house.
Time matters too. A council that decides quickly leaves little room to repair a weak submission, so the first set must be right. We send a single complete package, with the covering note answering the questions an officer is most likely to ask.
Housing, levy and route
69.5 per cent of households own their home, and a semi averages £540,897 against £435,382 for a terraced house. Prices rose 2.1 per cent in the last twelve months, which supports the case for adding space.
Havering has an Article 4 direction for houses in multiple occupation. Its borough levy has two zones: £151.52/m² (Zone A, North of A1306); £66.67/m² (Zone B, South of A1306). The Mayor of London's levy adds £30.3 per square metre this year.
For houses with rights intact, a Lawful Development Certificate in Havering is the route to certainty; the council took in 578 applications in the latest return. The householder application fee is £548.
For a typical Havering semi the choice is often between a rear extension with a loft conversion and a single larger rear addition. We cost the options on the drawings, compare floor area against the green belt test where it applies, and recommend the one that fits the rules and your budget.
