Hip-to-gable loft conversion drawings in Lambeth
Lambeth has 64 conservation areas, and a design guide that treats hipped roofs as heritage. Our hip-to-gable loft conversion drawings in Lambeth check your address against that guide first, then offer alternatives such as a half-hip. The quote is a fixed sum after a free constraints check.

How we work on hip-to-gable loft conversion drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Lambeth's Design Guide on lost hips
Part 4 of the Lambeth Design Guide, on building alterations, extensions and retrofit, sets three tests. The loss of hipped roofs is not acceptable on heritage assets or in conservation areas. Elsewhere a hip-to-gable must not harm the design of the house. And on clay-tiled suburban houses a half-hip is preferred to a full hip-to-gable.
The half-hip is the interesting option. It keeps a short sloping end at the top of the roof, which gives less floor area than a full gable but often a stair landing and a usable room. On a clay-tiled suburban house, a half-hip is the form the guide says it prefers, and we draw both versions so you can compare the space.
The guide sits under the Lambeth Local Plan 2021, adopted in 2,021, and works alongside the borough's general design advice. We cite the document and not paragraph numbers, because officers read the whole guide.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
A borough shaped by designations
Lambeth has 64 conservation areas, 12 Article 4 directions covering 223 areas, 953 listed building entries and 39 Heritage at Risk entries. Brixton, Clapham, Herne Hill and Streatham each carry their own protected streets.
Inside a conservation area, Class B roof enlargements are not permitted development on article 2(3) land, and the guide's rule against losing hips applies on top. That combination makes a gable in a conservation area one of the hardest alterations in the borough.
Qualifying for permitted development
Outside designated land, Class B gives 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. The special rule for this roof is that Eaves-retention and 0.2 m set-back conditions do not apply to a hip-to-gable enlargement. The front remains protected: No enlargement beyond the plane of a roof slope that forms the principal elevation and fronts a highway. And the wall line: No part of the enlargement may extend beyond the outside face of any external wall of the original house (except where joining a rear or side extension roof).
A Lawful Development Certificate in Lambeth records a qualifying roof. Otherwise planning drawings in Lambeth are needed, and the half-hip may be the version that is submitted.
Householder decisions in Lambeth
Lambeth decided 595 householder applications in its latest year, granted 83.4 per cent and decided 93.4 per cent on time. Trees add a layer: 339 orders and 226 zones are in force.
A careful submission that anticipates the design guide is worth the extra drawing time.
Homes, stairs and fire protection
Only 24.8 per cent of households live in houses, and a semi-detached house averages £1,028,861. The stair needs Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width) where full height cannot be reached, and the new floor brings New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30).
The technical sheets are covered by building regulations drawings in Lambeth.
Drawing the half-hip alongside the gable
Lambeth's preference for a half-hip on clay-tiled houses gives us a second design to draw, and we recommend always doing so. The full gable shows the maximum floor area; the half-hip shows what a stricter reading of the guide would leave you. Both are placed on the same roof plan and section, with the headroom figures side by side.
The difference is usually modest at the stair and larger in the room. A half-hip keeps a short slope at the top of the end wall, so the room loses some height at that end. If your intended use is a bedroom with a shower, that may be enough, and it gives the planning officer a design that matches their own guidance.
The survey comes first: ridge, eaves, hip rafters, tile type, and the roofs either side. We then produce plans, elevations and sections for both versions, with a second chartered technologist checking each sheet. The quote is one fixed sum, VAT included, after the free constraints check.
Where a house sits on a hill or a sloping street, we also draw a street-level section, because the apparent ridge height changes along the road.
