Velux loft conversion drawings in Lambeth
Velux loft conversion drawings in Lambeth turn on one awkward detail: the escape rooflight. A loft bedroom needs a window you can climb through, but Lambeth's design guide asks that escape rooflights should not sit low on front roof pitches. We draw Velux conversions in the borough from £695 including VAT, and we resolve that conflict on the section.

How we work on velux loft conversion drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Lambeth's rooflight guidance and the escape window
The Lambeth Design Guide SPD Part 4: Building Alterations, Extensions and Retrofit sets out what the borough wants from roof alterations. Rooflights should be clearly subordinate to the roof, aligned with the windows below and kept off sensitive roofs. Its sharpest point for loft conversions is that escape rooflights should not sit low on front roof pitches. We cite the document in the covering note so the officer sees where each choice came from.
Building regulations pull the other way. The escape window has to be reachable: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. A unit set high on the slope, to keep it discreet at the front, may fail the sill-height limit once the new floor level is fixed.
Our answer is usually to put the escape unit on the rear slope, where the guide's front-pitch concern does not apply, and to use any front rooflight purely for light, kept small and aligned with the first-floor windows. That keeps both the guide and the regulations satisfied without a compromise on either.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
Constraints that decide the application route
Lambeth has 64 conservation areas, 12 Article 4 directions covering 223 mapped areas and 953 listed building entries. That is a heavy layer for a borough of its size, and the Article 4 areas are the ones that catch owners out, because they remove permitted development for the changes they name.
Only 24.8 per cent of households live in a house, so many enquiries come from flats and maisonettes. A flat has no permitted development for roof alterations, and the freeholder usually has to agree as well. For a house with its rights, the lawful development certificate route gives written confirmation, and the planning route through planning drawings is the fallback.
How the council has been deciding householder cases
In the latest twelve months of published figures Lambeth decided 595 householder applications, granted 83.4 per cent and decided 93.4 per cent in time. Those numbers sit beside the 2,021 Lambeth Local Plan, the document officers measure design against.
We use the grant rate as a reminder, not a forecast: a borough that does not grant roughly one householder decision in six is a borough where the drawings and the design statement matter. A short, evidence-led rooflight proposal with aligned openings is the sort of scheme the guide supports.
What a loft room is worth here
A terraced house in Lambeth averages about £796,865 in the latest index. A well-made bedroom in the roof is a meaningful share of that value, which is why we put effort into headroom and escape, not only into getting the application accepted.
We start with a measured section. The stair is the usual limit, and the regulations give a reduced standard when full height cannot be reached: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). We try the stair in at least two positions and show what each takes from the floor below.
Where height is short, a dormer is the alternative, and dormer loft conversion drawings in Lambeth set out the same guide's rules for larger roof additions.
Fire, energy and the rest of the building regulations pack
A loft above the stated height needs a protected stair: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). In a terrace with a narrow hall that can mean fire doors on every floor, and we show them on the plans from the start.
New rooflights must also meet the thermal limit: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. The same pack carries the alarm requirement, which is All dwellings: fire detection and alarm system minimum Grade D2 Category LD3 (BS 5839-6), mains-operated smoke alarms to BS EN 14604. Our building regulations drawings bring these together for the building control submission.

Questions
Where can the escape rooflight go in Lambeth?
The design guide says escape rooflights should not sit low on front pitches, so we normally place the escape unit on the rear slope.
Do I need planning permission for Velux windows in Lambeth?
For a house with its rights, often not, within this limit: Roof alterations (e.g. rooflights) may not protrude more than 0.15 m beyond the roof plane. Flats, conservation areas and Article 4 areas need an application.
How many householder applications does Lambeth grant?
The latest published figure is 83.4 per cent. It covers all householder work, not rooflights alone.
What do the drawings cost?
£695 including VAT, fixed and published.
