Hip-to-gable loft conversion drawings in Southwark

In Southwark a house is the exception, and a hipped house with the right to change its roof is rarer still. We prepare hip-to-gable loft conversion drawings in Southwark as MCIAT chartered architectural technologists, and our free check tells you quickly whether yours is one of the few that qualify.

How we work on hip-to-gable loft conversion drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

    Southwark's householder development guidance

The council sets out its expectations for home alterations in the Householder development SPD, under the Southwark Plan 2022, adopted in 2,022. We found nothing in either written only for hip-to-gable work, so a gable is tested against the general advice on roof alterations: respect the original form, the terrace or pair, and the character of the street.

In practice that means we draw the whole street as well as the house. A flank gable in a road of matching Victorian pairs reads differently from one in a mixed row, and our elevation sets out the ridge lines on both sides so an officer can judge it at a glance.

Directions, designations and the Southwark map

Southwark has published 480 Article 4 directions, along with 53 conservation areas. Historic England records 919 listed entries in the borough. Any of these can take away the right to extend a roof without a planning application.

The council also holds 724 tree preservation zones, which rarely affect a roof directly but can affect scaffold, access and the garden around it. We check them all against your address and report what we find in a short written note before any design fee is agreed.

    A borough of flats

Only 21.8 per cent of Southwark households live in a house, and 28.9 per cent own their home. Most residents live in flats or rent, and flats have no householder rights: a flat roof change needs a planning application and usually the freeholder's agreement.

The houses that can take a gable, in places such as Camberwell, Peckham, Nunhead or Dulwich, are usually a terrace with a hipped end or a semi, worth £1,229,706 on average for a semi and £838,160 for a terrace. Money spent on drawings is small beside the value of the house, and good ones help protect it.

    How Southwark decides householder cases

Southwark decided 558 householder applications in the latest year, granted 94.8 per cent, and decided 95.3 per cent in time. Most applications are therefore granted, but every grant was a particular roof on a particular street, and none of them is a promise about yours. We use the figure to plan the timetable, not to predict the outcome. A reasoned application, drawn to the guidance and showing the neighbours, is the best preparation we can offer.

The Planning Service data shows 7 larger home extension prior approvals granted and 2 refused, a small sample but a relevant one. If your gable can rely on permitted development, a Lawful Development Certificate in Southwark proves it; if not, our planning drawings in Southwark carry the application.

The rules that apply when the right is open

Where Southwark's directions do not apply, the national rule is the starting point: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. A hip-to-gable benefits from the carve-out that Eaves-retention and 0.2 m set-back conditions do not apply to a hip-to-gable enlargement. We tabulate the roof volume before and after, so the figure on the drawing is the figure that matters.

In a tall, narrow house the stair is often the hardest part. A section through the stairwell proves the headroom, and where it cannot reach the full height the fall-back is: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width).

Technical drawings, neighbours and the survey

Our building regulations drawings in Southwark take the chosen scheme into structure, fire and thermal detail. Where a terrace shares its roof structure with the houses either side, we survey how the timbers sit on the party walls before the beam is sized.

Older houses can hide surprises: chimney breasts removed at some earlier date, a lowered ceiling, a roof lantern. We record what is actually there with a measured survey, so the structural engineer designs the support the house needs and the builder prices from real dimensions.

A gable on the party line normally needs a party wall notice, and we flag it at the outset. If you also want a rear dormer, the dormer loft conversion drawings in Southwark page covers it.

    Questions

    Can a Southwark flat have a hip-to-gable?

Not as permitted development. Flats need a planning application and, normally, the freeholder's consent.

How many Article 4 directions does Southwark have?

The council has published 480, so every address needs checking.

Does Southwark approve most householder applications?

94.8 per cent of householder decisions were grants in the latest year.

What is the share of houses in the borough?

21.8 per cent of households live in a house, so most roofs are above flats.
