Hip-to-gable loft conversion drawings in Wandsworth

Wandsworth's housing guide names roof extensions and loft conversions outright, which gives a gable something firm to be drawn against. We prepare hip-to-gable loft conversion drawings in Wandsworth as MCIAT chartered architectural technologists, and we write the design around that guide from the first sketch.

How we work on hip-to-gable loft conversion drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Wandsworth's Housing SPD and its roof extension advice

The council's Housing SPD (covers rear extensions, basements, roof extensions and loft conversions) covers the subject directly, and it works under the Wandsworth Local Plan 2023-2038, adopted in 2,023. We did not find a section written only for hip-to-gable conversions, but the roof extension advice in the SPD is the document a case officer will have open when the application arrives.

We therefore draft against its headings. Each drawing note answers a point that the guide raises: how the new roof relates to the original, its visibility from the street, and the treatment of the junction with neighbours. Where a note can quote a measurement, it does, so the officer is checking facts rather than weighing adjectives.

Streets of Victorian terraces and interwar semis

Only 31.4 per cent of Wandsworth households live in a house, and 42.5 per cent own their home. The houses are valuable: an average semi sells for £1,345,411, a terrace for £970,844 and a detached house for £2,495,892.

At those prices a loft conversion is a serious capital project, and the quality of the drawings reflects it. We produce full survey-based sets, so a structural engineer, a builder and building control all work from the same dimensions in Battersea, Tooting, Putney or Southfields.

    Conservation areas and listed buildings

Wandsworth has 46 conservation areas, and Historic England records 312 listed entries. Where a conservation area applies, the right is gone: Class B roof enlargements are not permitted development on article 2(3) land.

The borough does not carry an Article 4 direction on HMOs, but individual streets can still have their own directions. We check every layer in the council's maps against your address before any design fee is agreed, and we put the result in a short written note.

    How Wandsworth decides householder cases

Wandsworth decided 977 householder applications in the latest year, granted 91.9 per cent, and decided 92.4 per cent on time.

The Planning Service's data records 13 larger home extension prior approvals granted and 12 refused, a near even split that shows the council examines schemes relying on national rights. It also handled 360 lawful development certificates, so a Lawful Development Certificate in Wandsworth is a well-understood route.

The limits when permitted development is open

On a semi or detached house, the volume rule reads: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. The hip-to-gable carve-out gives relief on one condition: Eaves-retention and 0.2 m set-back conditions do not apply to a hip-to-gable enlargement. We tabulate the roof volume so the sum is visible.

If the house falls outside the limits, our planning drawings in Wandsworth prepare an application written to the Housing SPD. The deciding condition is often the street side: No enlargement beyond the plane of a roof slope that forms the principal elevation and fronts a highway.

Stair, fire and the technical drawings

A new storey needs a protected escape route, and the regulation for a loft is: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). Our building regulations drawings in Wandsworth draw it from the landing to the front door, with the structure and insulation alongside.

Where a rear dormer also forms part of the scheme, our dormer loft conversion drawings in Wandsworth deal with that. The two are usually drawn together so the roof reads as one design.

Party walls, surveys and a fixed quote

A gable stands on the party line, so a party wall notice will normally be required, and we flag it early. Where a house shares chimneys and roof timbers with the next one, care is needed. Before the engineer sizes the steel we survey how the roof sits on the party wall where each rafter lands and how the wall plate bears. A gable that looks simple on paper can need a beam spanning the whole house width, and that is better discovered on the survey than on site.
