Wraparound extension drawings in Lambeth

Wraparound extension drawings for a Lambeth house have to answer one question before any other: does the house sit in one of the borough's 64 conservation areas? Outside them a side and rear extension can be argued as subordinate; inside them the council's design guide says it will resist the idea. Our drawings start at £1,195 including VAT and settle that point first.

How we work on wraparound extension drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

How Lambeth treats an L-shaped addition

The Lambeth Design Guide SPD Part 4: Building Alterations, Extensions and Retrofit is the document an officer will open. Its position on wrap-around extensions is permissive with two conditions: they are acceptable in most cases when they stay subordinate to the original house and do no harm to the neighbours' amenity, and they will be resisted on heritage assets and anywhere in a conservation area.

In practice that gives you two different jobs. Away from the heritage designations, the drawings have to demonstrate subordination: a roof that steps down from the main ridge, a side wing that reads as secondary from the street, and a rear element that does not box in the neighbour's garden window. Inside a designation, the first sheet is a heritage argument and the extension design follows from it.

We draw the neighbour's flank windows and outrigger from the survey, and mark the proposed massing against them in plan and section, so the amenity question is answered on paper rather than left to the case officer's site visit.

What the constraint figures say about Lambeth houses

Only 24.8 per cent of Lambeth households live in a house or bungalow, which makes a wraparound a rare project and the owners who can build one a small group. Most of them will meet at least one designation: the council publishes 12 Article 4 directions covering 223 mapped areas, and Historic England records 953 listed entries inside the borough.

Trees matter more than owners expect with an L-shaped plan, because the side return is often where a mature garden tree has grown. The council lists 339 tree preservation orders, and a protected tree close to the new flank wall changes the foundation design as well as the layout.

A check against these layers is the first thing we do for an address. It costs nothing to find out that a house falls under an Article 4 direction before a design is drawn, and quite a lot to find out afterwards.

Permitted development, and why Lambeth owners rarely rely on it

National rules do allow a side and rear extension together, but the limits are counted as one total. The side element is: Side extension: single storey, max 4 m high, max half the width of the original house. The rear element is: 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey. Because the allowance is shared, a wraparound that is generous at the back leaves less for the side.

In a conservation area the position is simpler and stricter: On article 2(3) land (conservation areas etc.): no side extensions, no cladding, no rear extension of more than one storey under Class A. A side extension is therefore not available under permitted development there at all, so the wraparound needs a householder application.

The larger-home prior approval route is not much help either. In the latest year of national statistics Lambeth granted 13 such notifications and refused 18, so more were turned down than allowed. It deals with rear depth only and cannot cover the side wing.

    Householder decisions in Lambeth

In its latest published year Lambeth decided 595 householder applications, granted 83.4 per cent and decided 93.4 per cent inside eight weeks or an agreed extension. Those are borough-wide figures for every kind of home project, not a forecast for a wraparound, but they show a council that processes householder cases promptly.

Gardens cover 26 per cent of the borough's land. A wraparound uses garden twice, along the side and across the back, so the plan has to leave a useful garden behind it. We set out the retained garden area on the proposed plan, and the Lambeth Design Guide SPD Part 2: Advice for All Development gives the general design tests that sit behind that judgement.

Wraparound extension drawings in Lambeth: the set and the fee

The set contains existing and proposed plans, sections and elevations, a location plan and a block plan, with the retained garden and neighbouring windows annotated. The fee is £1,195 including VAT, fixed before you commit. A second chartered technologist checks each sheet before it leaves us, and we redraw free of charge if the council asks for changes before it decides.

Lambeth's own fee for a householder application is £548, paid to the council. Notices for the neighbouring owners follow the same drawings: Line-of-junction (new wall) notice at least 1 month before work.

Projects that sit beside a wraparound

If the side wing is the part you are unsure about, side return extension drawings in Lambeth cover that element alone, and rear extension drawings in Lambeth cover the back. A roof conversion can run alongside, see loft conversion drawings in Lambeth. The wider picture is at architectural drawings in Lambeth. Over the border, Southwark and Merton apply their own guidance.

    Questions

Will Lambeth allow a wraparound extension in a conservation area?

The council's design guide says it will resist them on heritage assets and in conservation areas. It is not a ban, but the application has to make a strong heritage case, and we assess that before drawing the full set.

Do I need planning permission for a wraparound in Lambeth?

Often yes. A house in one of Lambeth's 64 conservation areas has no permitted development right for a side extension. A house outside them may qualify if every limit is met, and we check that first.

How much do wraparound extension drawings cost in Lambeth?

From £1,195 including VAT, fixed up front. The council's application fee is separate.
