Lambeth's own rules for dormer loft conversions
The council's guidance sits in the Lambeth Design Guide SPD Part 4: Building Alterations, Extensions and Retrofit. On position it is plain: dormers are generally supported at the rear, and resisted on a front roof pitch unless dormers are already characteristic of the building type or the group of houses around it.
On the dormer's own proportions it gives dimensions. The dormer is set in from the sides of the roof and made subordinate to the windows below, with the cill on the roof slope and the window head measured as 1 m cill; 2.1 m head. These are the numbers a Lambeth officer will look for on the elevation, so we draw to them rather than adjust them afterwards.
The practical effect is a taller, more modest window than many owners picture. A cill that high keeps the dormer from reading as a wall of glass, and the head height gives a doorway-height opening, so the room feels finished without dominating the street or the garden.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
A borough of flats and terraces: who can use these drawings
Only 24.8 per cent of Lambeth households live in a house or bungalow, and just 33 per cent own their home. That makes a dormer a narrower project here, open mainly to owners of a whole house who hold the roof.
If you own a house, the first job is the address check. 64 conservation areas and 12 Article 4 directions, the latter mapped as 223 areas, each need checking against the address. Inside a conservation area the national position is firm: Class B roof enlargements are not permitted development on article 2(3) land.
Historic England lists 953 entries in Lambeth, including 56 at Grade II*. A listed house needs its own consent for roof alterations.
Planning a dormer on a terrace roof
Terraced roofs in Lambeth are often shared by a long run of near-identical houses, which is why the group character test in the design guide carries weight. A dormer that matches the pattern of the neighbours' dormers is read as part of the street. One that breaks the pattern is read as a change to it.
We therefore survey the neighbouring roofs from the street and the rear, note which already carry dormers and which keep the original slope, and show that comparison on the elevation sheet. Where dormers already exist next door, your case is simpler. Where none do, the drawing has to work harder, and a smaller dormer or a rooflight scheme may serve you better.
If the house keeps its rights and the design stays within them, a Lawful Development Certificate confirms it in writing. Otherwise the dormer goes through householder planning, drawn on the same set.
How Lambeth handles householder applications
In its latest published year Lambeth decided 595 householder applications and granted 83.4 per cent of them, with 93.4 per cent decided within eight weeks or an agreed extension.
Those figures include every type of householder work, so they say little about any single roof. We read them as a guide to timing, and we explain the risk plainly where your street is more sensitive.
Where an officer asks for a change, it is usually to the dormer's width or the window proportions. Drawing to the cill and head dimensions from the start keeps those requests small.
Dormer drawings for Lambeth houses: what you receive
A Lambeth dormer set shows the existing and proposed floor plans, the roof in section, all elevations, and the location and block plans. The new stair follows the loft standard: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). The price is £695 including VAT, fixed in advance, and a second chartered technologist checks each sheet before it leaves us.
For a plainer roof scheme, see loft conversion drawings in Lambeth. If the loft is part of a bigger job at the back, house extension drawings in Lambeth cover the extension.
