Hip-to-gable loft conversion drawings in Bromley
Bromley is a borough of semis and detached homes with hipped roofs, which is exactly where a gable end pays off, and also where the heritage map bites hardest. Our hip-to-gable loft conversion drawings in Bromley start with that map: we are MCIAT chartered architectural technologists and quote a fixed fee after a free constraints check.

How we work on hip-to-gable loft conversion drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Why Bromley roofs are good candidates
Roughly 68.6 per cent of Bromley households live in a house or bungalow, and 68.5 per cent of households own their home. That mix means a large stock of hipped semis and detached houses owned by people who can invest in the loft. A hipped end wastes the very space a family needs for a bedroom and a proper stair.
Bromley's own design guidance is the Urban Design Guide SPD, read alongside the Bromley Local Plan adopted in 2,019. We found no council rule written specifically for hip-to-gable work, so we draw each scheme against the general design tests in those documents and against the houses either side.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
The Article 4 and conservation check in Bromley
The borough publishes 108 Article 4 directions, plus 47 conservation areas. Inside a conservation area Class B simply does not apply, and a direction can strip back rights that look secure on paper.
The numbers matter because an address that looks ordinary can still be caught. Historic England also lists 412 entries here and 25 places on its Heritage at Risk Register, so a roof beside an old building deserves a second look. Our check covers all of it before a drawing is started.
Planning appeals in Bromley, and what they teach
Householder refusals do get contested here. The Planning Inspectorate decided 502 Bromley householder appeals over the last five years of its data, and allowed 37.6 per cent. Most were dismissed, so a design that merely hopes the inspector will be kind is a poor plan.
In the council's latest year it granted 78.6 per cent of 1,609 householder decisions, and decided 89.1 per cent in time. We treat those as context for timing and for how carefully the application needs to be drawn, never as a prediction for your house.
Permitted development limits to test early
Where no direction applies, the national conditions decide. One of them reads: No part of the enlargement may extend beyond the outside face of any external wall of the original house (except where joining a rear or side extension roof). On a Bromley detached house a gable that overhangs the flank wall is a classic slip, and one that a measured section catches at once.
The headroom test follows. For the new stair the Building Regulations accept this where full height is out of reach: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). We confirm both on the survey so the design is not chosen first and rescued later.
Where the roof meets a neighbour's, the new gable wall often lands on or beside the boundary, so a party wall notice is usually part of the plan. We flag it early so the builder's start date does not slip.
Surveying a Bromley hipped roof
Bromley's hipped roofs vary more than people expect. Detached houses often have a hip on both ends, bungalows carry shallow pitches, and an inter-war semi may have had a chimney stack moved or a rear addition tied into the main ridge years ago. We survey the roof from inside and out, fix the ridge, eaves and party wall on one datum with the floors below, and note any earlier alteration that eats into the volume allowance.
That measured base is what lets us show a true proposed section. It proves the headroom at the stair, shows the new gable wall sitting inside the original outside face, and gives your builder and structural engineer figures they can price from. Before anything is issued, a second chartered technologist checks each sheet against the survey.
Choosing the route: certificate or application
If the right is available, a Lawful Development Certificate in Bromley fixes the position in writing, and the council has dealt with 512 certificate applications in its latest return, so it is a well-trodden path. If the right is not available, our planning drawings in Bromley cover the householder application.
Prior approval is a third path, used mostly for deep rear extensions. Bromley recorded 3 granted and 15 refused larger-extension prior approvals in its latest return, which is why we advise against assuming it will be waved through.
Pairing the gable with other loft work
A gable end alone adds a modest amount of floor, so most Bromley owners also want a rear dormer. We draw the two as one roof, which keeps the volume sums in one place. See dormer loft conversion drawings in Bromley for that part, or loft conversion drawings in Bromley for the wider picture.
The fee stays a fixed quote, VAT included, set after the check. The wider service is described on the hip-to-gable overview page, and the borough view is under architectural drawings in Bromley.

Questions
Can I build a hip-to-gable in a Bromley conservation area?
Not as permitted development. Bromley has 47 conservation areas, and inside one a planning application is needed. The council then judges the roof against the character of the area.
How many Article 4 directions does Bromley have?
The council publishes 108. Each one removes a specific right in a specific area, so we check your address against every one.
How often are Bromley householder appeals allowed?
Across the Inspectorate data we hold, 37.6 per cent of 502 householder appeals were allowed.
Is a certificate worth having?
Yes where the right applies. It is a written record that the roof was lawful when built, which solicitors ask for at sale.
