How we work on planning drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Ealing's extensions guidance and what it asks of the drawings
Ealing's development plan rests on the Ealing Local Plan: Development (or Core) Strategy DPD (2012), with Development Sites DPD and Development Management DPD (December 2013). For a home extension the document that does the day-to-day work is SPD 4 - Residential extensions, and our drawings are organised so an officer can test the scheme against it quickly.
That means the plan shows the depth of the extension from the main rear wall and its distance from each boundary, the elevations show roof form and eaves against the original house, and the sections show how the new ceiling heights relate to neighbouring windows. We draw these relationships because the guidance is about relationships: between old and new, and between your house and the next.
Where a side extension is proposed, the street elevation matters more still. Terraces and semis in the borough often depend on a gap between buildings, so we show that gap and any set-back at the front.
Before drawing anything we read the planning history of your address and the three or four houses either side. A previous refusal, a condition that removed rear windows or a boundary agreement can all change what is realistic, and finding them at the start costs far less than discovering them after submission. The same history shows which materials the council has accepted nearby, and we specify to match.

How Ealing has decided householder cases
In its latest twelve months Ealing decided 946 householder applications, granting 87.2 per cent, and 95.3 per cent were decided on time or inside an agreed extension. Its 821 minor decisions were granted at 80 per cent.
Those numbers describe a council that processes domestic schemes reliably and quickly, which suits a client planning a build date. They say nothing about one particular house, so we treat them as a planning guide only and read the actual precedents on your road.
The picture changes for larger rear extensions applied for under prior approval. Ealing granted 18 and refused 70 in the latest national return, so a deep extension here is often better as a householder application.
A scheme that follows the SPD and arrives complete is the best protection against delay. Councils return applications as invalid for small faults, such as a location plan without the red line to the highway, and the statutory clock only starts once the application is valid.
Conservation areas and listed buildings in Ealing
The council publishes 31 conservation areas, and Historic England lists 309 entries in the borough, 18 of them Grade II*. The register of heritage at risk holds 18 entries.
Inside a conservation area permitted development rights are reduced, and an Article 4 direction can remove more, and listed houses need listed building consent. Green belt covers 6 per cent of the borough.
We check all of these first and report them in one note on your address, so that the quote reflects the route you will actually take.
Lawful development certificates and the route you choose
Ealing handled 754 lawful development certificate applications in the latest return, which shows how many owners prove their rights this way before they build. A Lawful Development Certificate in Ealing gives certainty in writing and is worth having for a rear extension or loft that fits within the limits.
Where permitted development runs out, a householder application costs £548 to the council. 50.3 per cent of households live in a house and 46.2 per cent are owner-occupiers, and a semi-detached house averages £887,458, so extensions are a common alternative to moving.
Ealing also has an Article 4 direction for houses in multiple occupation, and Central Ealing carries a higher borough levy than the rest of the area.
If you are weighing a loft against a rear extension, tell us at the start. The two use different parts of the guidance, and in a pair of semis the neighbour may be planning the same thing, which is worth knowing before either set is submitted.
