How we work on prior approval drawings

Seven steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

Prior approval drawings in Ealing and the residential extensions SPD

Ealing's guidance for home extensions is SPD 4 - Residential extensions. It covers the depth, height and position of a rear addition, though the prior approval test is narrower.

The borough's local plan dates from 2,012, and national rules have changed since then. That matters in practice: the plan and its guidance describe a standard, while the Order sets the actual limits, and we draw to the Order.

On a terrace with matching back additions, an extension is judged against what is already behind the neighbouring houses.

    What Ealing's record shows

Ealing granted 18 and refused 70 larger home extension prior approvals in the period shown. Refusals are far above grants.

The upward extension record is thin: 0 granted and 1 refused. We do not treat an extra storey as a mainstream route here.

Householder applications perform better. The council decided 946 in the latest twelve months and granted 87.2 per cent, deciding 95.3 per cent in time. These are borough-wide records, never a promise for one house.

Land, houses and heritage in Ealing

Around 50.3 per cent of Ealing households live in a house or bungalow, and the borough publishes 31 conservation areas, a large share of its older streets. The larger extension route is closed in every one of them.

Elsewhere, green belt covers 6 per cent of the council area, 5 registered parks and gardens sit within it and 18 entries appear on the Heritage at Risk register. We map each against your address.

A semi-detached house averages £887,458 and a terraced one £711,468, so a larger kitchen or an extra room is often more sensible than a move.

How we prepare an Ealing notification

We measure from the original rear wall and test the proposed depth against 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI. The survey includes both neighbours' rear elevations, because a kitchen window on the other side of a shared boundary is a common ground for objection.

Next, the LPA notifies adjoining owners/occupiers, giving at least 21 days for representations. If it has not notified a decision within 42 days, development may begin, though we advise getting written confirmation.

A colleague who did not draw it checks the set, and Article 4 controls on houses of multiple occupation mean we also check that the extension does not accidentally create shared-living space.

Ask us early if you are unsure whether the house is still in its original form. Earlier additions count towards the depth, and we check the planning history for the address before the survey.

What changes if a neighbour objects in Ealing

An objection does not end a notification, but it makes the council weigh the impact on the objector. In Ealing, where the refusal figure is high, we advise owners to talk to neighbours before filing and to show them the drawings.

If an objection still arrives, we answer the points raised with measured evidence, not argument, and if the officer asks for changes we redraw within the fixed fee. For reference, the LPA notifies adjoining owners/occupiers, giving at least 21 days for representations, and the decision is deemed after 42 days if none is notified.

A modest change, such as a lower eaves or a splayed corner beside a window, can remove an objection altogether. We prepare those variations as a one-page comparison, so a conversation over the fence can be about a drawing and not a worry.

A written statement from the neighbour that they support the work is not required by the Order, but it can help an officer, and we are happy to include one if you obtain it.

    Alternatives for an Ealing house

Ealing recorded 754 lawful development certificate applications in the same period, so many owners prove ordinary limits instead. A Lawful Development Certificate in Ealing avoids neighbour consultation entirely.

If the design needs more than that, or the house is in a conservation area, planning drawings in Ealing take it through a householder application. Once approved, building regulations drawings in Ealing follow, and our architectural drawings in Ealing page lists the rest.

Neighbouring owners also read prior approval drawings in Hounslow and prior approval drawings in Hillingdon.

    Questions

Is Ealing strict on larger extensions?

The returns show 70 refusals against 18 grants. That does not predict your case, but it explains why we draw every neighbouring window.

Can I use prior approval in a conservation area?

No. Ealing has 31, and the larger extension route excludes them.

How long before building can start?

Development may begin if no decision has been notified within 42 days of the council receiving the information. We cannot promise a date.

    What does the council charge?

£249, paid to the council. Our fee is fixed after the free check.
