Structural calculations in Islington
Structural calculations for an Islington home start at £295 including VAT. With only 16.3 per cent of households in a house, many jobs here are a wall opened inside a flat or a maisonette, where the engineer has to account for everything stacked above.

Islington's charges and soil rules for structural calculations
Islington Building Control publishes its fees in a current charging scheme. For other works charged by estimated cost, a building notice runs at GBP 594.00 to GBP 1,188.00 for works up to GBP 10,000, and a full plans application splits the same fee between plan checking and inspection.
Its table for named jobs reads Loft GBP 1,782.00; underpinning GBP 1,188.00 inc VAT. Basement extensions and other lofts are individually assessed, which tells you the council expects a beam-heavy job to be priced on its facts.
The ground matters too. The council's subsidence page identifies clay shrink-swell subsidence as the usual cause, noting that trees can make it worse. A new bearing point on shrinkable clay needs a foundation designed for it, which is why our calculations name the soil assumption instead of hiding it.

A borough of flats
Only 16.3 per cent of Islington households live in a house, and just 26.7 per cent own their home. Most households live in flats, whether in a converted terrace or a purpose-built block.
Opening a wall in a ground floor flat can put a beam under a first floor flat's bedroom. That raises two points a house does not: the load path has to be followed up through someone else's home, and any noise or fire separation has to survive the new opening. We survey the opening and ask the freeholder or neighbour for what we cannot see.
A chimney breast is the other regular. Taking one out in a flat that has others above requires the stack to be supported, and the calculation shows how, with temporary props for the builder.
Conservation areas, listings and the fabric you disturb
Islington has 41 conservation areas, and Historic England records 1,050 listed entries within the borough. In these streets structural changes are decided alongside the look of the building.
The calculation helps by being specific. It tells a conservation officer which walls are cut, what steel replaces them and where the padstones land, so a reviewer can judge the effect on original brickwork. Our planning drawings in Islington carry the same information in plan form.
Islington's decision record
In its latest published year Islington decided 337 householder applications, granted 92.6 per cent and decided 98.8 per cent within eight weeks or an agreed extension.
The case count is modest, which fits a borough where few homes are houses. Internal structural work in a flat usually needs building regulations approval but no planning application, unless the building is listed.
Taking a wall out of an Islington flat: the questions we ask
First, what is above? We look for the floor above, any wall that stands on the one you want to remove, and whether a flue or a stack is built into it. Second, who owns what? A lease may reserve the structure to the freeholder, and a managing agent will want to see the design before agreeing.
Third, how will the work be supported? Props and needles have to go in before anything comes out, and the sequence sits on the calculation sheet so the builder can follow it. Fourth, what separates the rooms afterwards? A new opening can weaken the fire and sound separation between dwellings, which the building regulations drawings then have to repair.
These questions are quick to answer on the survey and slow to answer once the plaster is off. That is why the calculation, the survey and the drawings come from one team.
Our fee and the sheets you receive
We price Islington calculations from £295, VAT included, fixed once we know the flat, the wall and the floors around it. The set comprises the calculations, a schedule of steelwork and padstones, and a layout sheet your builder can order from.
A second chartered technologist checks the set. If building control raises a point we revise it at no cost, and the same figures feed our building regulations drawings in Islington.

Questions
What does Islington charge for building notice on small structural works?
For works charged by estimated cost the scheme shows GBP 594.00 to GBP 1,188.00 for works up to GBP 10,000. This is the council's fee, separate from ours.
Does Islington have named charges for lofts and underpinning?
Yes: Loft GBP 1,782.00; underpinning GBP 1,188.00 inc VAT. Basement extensions and some lofts are priced individually.
Will clay soil in Islington affect my beam?
It affects the foundation under it. The council's subsidence page names clay shrink-swell subsidence, so we record the soil assumption beside the beam size.
Do I need a calculation to remove a wall in an Islington flat?
Usually yes, because the wall may carry the floor above. Building control will expect figures for any new beam, and a lease may also require the freeholder's consent.
