How we work on prior approval drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Prior approval in Waltham Forest: granted and refused
The statistics are the starting point for any notification here. In the latest four quarters the borough granted 31 larger home extension prior approvals and refused 87. Refusals clearly outnumber grants, so a notification that merely meets the depth limit is not enough; the neighbour impact has to be shown to be acceptable. The figures describe past decisions across all applicants and say nothing certain about yours.
That volume is explained partly by housing stock. 55.1 per cent of households live in a house or bungalow and that is the building type the larger extension rule was written for. Upward extensions are a different story: 0 granted and 1 refused in the same period.
The borough publishes 15 conservation areas and 15 Article 4 directions covering 807 mapped areas. Conservation areas are article 2(3) land, which the larger extension and additional storeys routes exclude. The direction count is the number to watch: a direction can remove rights that national rules would otherwise give you.

Why refusals are common and how drawings answer them
Prior approval looks at a short list of impacts, and for a larger home extension the one that matters is the amenity of adjoining premises. A rear wall close to a neighbour's window, or a boundary that is not drawn clearly, invites exactly that question. We cannot see the officer's mind, but we can remove the questions the drawings leave open.
So the set includes the neighbours' ground-floor windows, the boundary treatment and the height of the new wall at the boundary, all dimensioned. We also check the written description against the plans so that the depth, the eaves and the maximum height agree. The limits for the route are: 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI.
The Order asks for a written description with the depth beyond the rear wall, the maximum and eaves heights, a site plan, the neighbours' addresses and your contact details. We prepare each, and the council fee of £249 goes to the council.
Timing, neighbours and the Local Plan
Neighbours are notified and the council can take 42 days before development may begin without a decision. Waltham Forest decided 90.7 per cent of householder applications in time in the latest year, though prior approval timing is counted differently, so treat it as context only.
The council's Local Plan Part 1: Shaping the Borough 2020-2035 was adopted in 2,024, and its Residential Alterations and Retrofit SPD is the guidance an officer reaches for when judging extensions. We read it alongside the notification so the drawings use its language where it helps.
There are 118 list entries in the borough as well. A listed house or a house attached to one changes the picture, since listed building consent is a separate matter from prior approval. Tell us at the outset if either applies, and we will say whether the larger extension route is worth pursuing or whether a planning application should lead.
Planning application, certificate or notification
If the design is deeper than the Order allows, the realistic route is a householder application. The council took 771 householder decisions in the latest year and granted 81.5 per cent. Our planning drawings set out that route. For extensions inside ordinary permitted limits, a Lawful Development Certificate is the cleaner choice.
The borough overview is on our Waltham Forest architectural drawings page, and the national rules sit on the prior approval drawings hub. A terraced home here averages £624,560, which is a reason to get the route right first time.
What happens after you instruct us
We start with the constraints check: land designation, Article 4 directions and listing. Then we survey the rear of the house and both neighbours' elevations. You see the options, including a slightly shallower scheme if it avoids an obvious objection, before you choose.
A chartered technologist who did not draw the set checks it against the Order. We submit, follow the neighbour period and answer the officer. If amendments are asked for we redraw without charging again. No outcome can be promised, because the decision is the council's.

Questions
How often does Waltham Forest refuse larger extension prior approvals?
Government statistics show 87 refused and 31 granted in the latest four quarters. That is a record of the past, not a prediction.
Does a conservation area stop prior approval?
For larger home extensions and additional storeys, yes: they exclude article 2(3) land. Waltham Forest publishes 15 conservation areas, so the address is checked first.
How long before I can build?
The council has 42 days from receiving the information. Get the decision in writing rather than relying on the period running out.
What is the council fee?
£249 for a larger home extension, paid to the council. Our own fee is fixed after the free constraints check.
