Prior approval drawings in Hackney
Prior approval drawings for a Hackney house are the plans, elevations and site plan that accompany a larger home extension notification. Hackney decided 15 such notifications in favour and refused 1 in the latest year of returns, but only a small share of homes can use the route, because most are flats or sit under an Article 4 direction. We check that first. Fixed quote after a free constraints check.

How we work on prior approval drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Hackney's record on larger home extensions
The latest government returns show 15 larger home extension prior approvals granted against 1 refused. That is a strongly favourable result, and it is a small total: this is a borough where a notification is a rare event, not a routine one. With so few cases there is no local habit to lean on, so the file has to stand on its own.
No additional-storey notifications under Class AA were decided at all, with 0 granted and 0 refused. The national limits we draw against are: 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI. The council has 42 days from a valid notification before the development may begin.
A strong grant rate should not be read as a promise. We read it as evidence that well-prepared notifications on houses with a clear neighbour relationship are not being refused on principle, and we draw ours to that standard.

Why most Hackney addresses are ruled out before drawing starts
Only 18.8% of Hackney households live in a house or bungalow, and just 24.6% are owner-occupiers. Flats and maisonettes have no larger home extension right, so the first question for most enquirers is simply whether their home is a dwellinghouse in the legal sense.
For those who do own a whole house, the numbers explain the interest: a terraced house in the borough averaged £960,633 on the latest Land Registry figures and a semi £1,193,876. At those values extra floor area is worth a great deal, which is why owners pursue a notification despite the limits.
Article 4 directions and conservation areas
The council has published 77 Article 4 directions covering 197 separate areas, and 37 conservation areas. Land inside a conservation area is excluded from the larger home extension route, and an Article 4 direction can withdraw the underlying permitted development right for a specific class of work.
Read together, those figures mean a street-by-street check is unavoidable. Two houses on opposite sides of a road can be in different positions. We overlay the council's published boundaries on your plot and report the result in the free constraints check. Where the right has been withdrawn, a householder application is needed, and our planning drawings service covers that route in full.
What we draw for the notification
The Order requires: Written description (depth beyond rear wall, max height, eaves height), site plan, addresses of adjoining premises, developer contact address. We prepare that set and add scaled plans, a rear elevation and a section through the neighbouring windows. The site plan follows the conventions of our location and block plans, because it is the sheet an officer reads first.
In a Victorian terrace the rear elevation may include closet wings and outriggers that make the original rear wall hard to identify. Our survey records the wall as first built, because the allowance is measured from it, and flags where a later addition has changed what counts as the starting line.
The council fee is £249, paid to the council. We fix our own fee after the free check, and a second technologist reads the submission before it is sent.
Hackney's householder decisions as a benchmark
The borough decided 415 householder applications in its latest year and granted 84.6% of them, with 91.3% decided within the statutory period or an agreed extension. Those are the conditions into which any refused notification would fall back.
We mention this because the choice between prior approval and a householder application is genuinely open in Hackney. A notification is faster, but an application lets the officer weigh design merits as well as impact, which can help when a neighbour's objection is about appearance and not light. We set out both for you before you commit.
How we decide whether to recommend the route
Three tests decide it. First, whether the building is a house in law, with no flat conversion in its history. Second, whether the plot sits outside every conservation area and Article 4 direction that would shut the route. Third, whether the extension you want fits inside the Order's limits while still going beyond ordinary permitted development.
If any test fails, the recommendation changes, and the quote follows the route and never the other way round. A Hackney house that passes all three goes ahead to survey, where we record the rear wall as first built, the neighbours' windows and the boundary, then draw the notification for a second technologist to check.
Certificates, neighbours and where to go next
If your extension stays inside ordinary limits, a Lawful Development Certificate is the cleaner proof; Hackney decided 258 of them in the same year. Prior approval is for the extension that needs to go further.
The nearby boroughs of Islington and Haringey apply the same Order with different local habits, and our Hackney area page lists every service we offer here.

Questions
Does Hackney grant larger home extension notifications?
In the latest year it granted 15 and refused 1. The total is small, so each file is read closely.
Can I use prior approval for a flat in Hackney?
No. The larger home extension right belongs to houses, and only 18.8% of Hackney households live in one.
What if my street has an Article 4 direction?
Hackney has published 77 of them. A direction can remove the right, so we check your plot first and point you to a householder application if it has.
What does the council charge?
£249 paid to the council. Our own fee is fixed after the free constraints check.
