Retrospective planning applications in Redbridge
If an extension, dormer or outbuilding in Redbridge was built without permission, a retrospective application asks the council to approve it as it stands. About 34 per cent of the borough is green belt, and that single fact decides how hard some cases are. We survey the building, test it against local policy and prepare the application. How we work on retrospective planning applications
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Redbridge policy for a retrospective planning application
The Redbridge Local Plan 2015-2030 was adopted in 2,018, and the council's household guidance sits in the Housing Design Guide SPD. Redbridge has no special test for finished work. The officer reads your drawings against the same plan and guide as a new proposal and then visits to check them.
Because 66.2 per cent of households live in a house, a typical Redbridge breach is an ordinary suburban one: a rear extension deeper than the guide allows, a dormer larger than permitted development, a garage turned into a room.
The design guide sets the standard for room size and daylight, which is why we record internal dimensions as well as the outside shell.
Evidence of timing helps in every case. Dated photographs, the builder's invoice and any Building Regulations paperwork show when the work was done, and they sometimes decide whether a retrospective application is needed at all.

Building in the green belt without permission
Redbridge's green belt covers 34 per cent of the borough. National policy treats new buildings there as inappropriate unless an exception applies, and extensions must not be disproportionate to the original house.
That makes a retrospective application on green belt land a different exercise from one on ordinary suburban land. We compare the original house with what stands now, record every outbuilding and show whether the additions stay proportionate. If they do not, we say so before you pay the council fee.
Garden rooms, large sheds and converted stables need the same care, because size and use decide whether they count as proportionate.
What the borough's decisions tell you
Redbridge decided 991 householder applications in its latest published year, granted 82.8 per cent and decided 94.7 per cent on time or within an agreed extension. They include every type of home extension, so they describe the council's habits, not the odds for your building.
The same return shows 812 certificate applications for existing development, a large number. If your work is old enough, or was permitted development when it was built, a certificate may remove the need for any application. Our Lawful Development Certificate drawings in Redbridge explain how we prove that.
When a certificate is not possible, we prepare the planning drawings for a retrospective application.
Heritage and the cost of getting it wrong
The borough has 16 conservation areas and 134 listed building entries, with 9 on the Heritage at Risk Register. Unauthorised work to a listed house needs a separate listed building consent, and work in a conservation area faces a stricter test.
Redbridge also has a borough-wide CIL charge, set at £125.56/m² (flat rate, all uses, whole borough) under its charging schedule. A retrospective permission for a large extension can bring a CIL liability, so ask for the position before you commit to a fix.
A home in Redbridge sold for £481,297 on average in the latest Land Registry month, which is a reason not to leave a planning breach hanging over a sale.
Fee, decision period and appeal
The householder fee is £548, payable to the council, and it must decide within 8 weeks unless you agree an extension. The time limit for enforcement against most unauthorised building works is 10 years.
If the council refuses, you have 12 weeks to appeal. Our planning appeals service handles that stage, and if the officer asks for changes we redraw free of charge. Find the whole range on our architectural drawings in Redbridge page.
Before we submit, we send you a written summary of what the officer will see, what we think the weak point is and what an amendment would cost, so you decide with the facts in front of you.

Questions
Does green belt land make a retrospective application impossible in Redbridge?
No, but it raises the bar. About 34 per cent of the borough is green belt, and extensions must stay proportionate to the original house. We measure both and tell you where you stand before you apply.
Why does Redbridge handle so many certificate of lawfulness applications?
The council recorded 812 in its latest published year. We cannot say why, but it shows many owners prove old work lawful rather than applying for permission.
Will I pay CIL on a retrospective extension in Redbridge?
A retrospective permission for a large extension can create a liability. The borough rate is £125.56/m² (flat rate, all uses, whole borough). We help you establish whether your extension is chargeable before you apply.
