Redbridge, London
Planning consultant in Redbridge
Redbridge granted 82.8 per cent of its householder applications in the latest published year, so most homes here do not need a fight. A planning consultant earns the fee on the rest: the larger extension, the flat conversion, the site near open land. We advise on that for Redbridge homes on a fixed quote after a free constraints check, and our MCIAT chartered architectural technologists draw the scheme you are advised on.

How we work on planning consultant
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What the Redbridge local plan asks of a householder scheme
The development plan is the Redbridge Local Plan 2015-2030, adopted in 2,018. For design questions on an ordinary house the document officers reach for is the Housing Design Guide SPD, a supplementary planning document in its current edition. It is the yardstick for how an addition should sit against the original house, the street and the neighbours.
A consultant reads that guidance against your plot before any drawing is started. The point is to find the one policy that could sink the scheme and answer it in the planning statement, rather than leave the case officer to find it in a neighbour objection. Where the plan is silent we cite the national framework, which asks that design respond to its context and integrate with its surroundings.
Households here lean towards houses: 66.2 per cent of the borough lives in one, and 57.1 per cent own their home. That mix of owners with gardens is why extensions, loft work and the occasional rear plot dominate the casework, and why the same few guidance points recur.
Redbridge also has an Article 4 direction for houses in multiple occupation. If your plan is to let rooms to sharers, the question changes from design to whether planning permission is needed at all, and that is a consultant question, not a drawing one.

Where Redbridge applications are won and lost
The borough decided 991 householder applications in the latest twelve months and granted 82.8 per cent of them, with 94.7 per cent decided in time. Minor schemes, which include small new homes and conversions, did less well: 69.8 per cent granted from 387 decisions.
That gap is the case for a consultant. A householder extension is a routine question of depth and height. A minor scheme is a question of principle, parking, amenity and sometimes the character of the street, and the officer has more room to say no.
The sharpest figure is the prior approval route for larger home extensions. The council granted 46 and refused 93 in its latest government return. Refusals outnumber approvals, so this route is far from a formality. We check the neighbours and the plot before recommending it over a full application.
Heritage, green belt and the sites that need advice
The council publishes 16 conservation areas, and Historic England lists 134 entries inside the borough. A house in a conservation area, or beside a listed one, is judged on whether it preserves or enhances the setting, and that is argued in the statement, not shown by the sheets alone.
Around 34 per cent of the borough is green belt. There, an extension has to be proportionate to the original house, and the national framework treats inappropriate development as harmful unless very special circumstances are shown. If your address is near that edge, ask us for the constraints check first.
Our planning drawings in Redbridge are produced from the same measurements as the statement, so the text and the sheets describe one building.
Planning consultant in Redbridge: costs to flag before you commit
Two levies can apply to new floor space. The borough charges its own CIL at £125.56/m² (flat rate, all uses, whole borough), and the Mayoral levy sits in charging band 2 at 72.73 pounds per square metre once indexed for the year. A plain householder extension is normally exempt from both under the small-extension relief, but a new dwelling is not.
The householder application fee is £548 under the current national table. We confirm the fee, and the validation list the council will apply, before you pay either.
Where a refusal has already come, the route may be an appeal rather than a resubmission, and our planning appeals support in Redbridge covers that. Use the quote form on this page, or call, and tell us the address.

Questions
When does a Redbridge home project need a planning consultant?
When the answer is not obvious from the rules. A flat conversion, a minor new home, a house near green belt or a conservation area, or a repeat of a refused scheme all benefit. A standard rear extension usually needs drawings only.
How likely is a householder application in Redbridge to be granted?
The council granted 82.8 per cent of 991 householder decisions in the latest twelve months. That describes the borough, not your case, and we promise no outcome.
Is a prior approval quicker than planning permission in Redbridge?
The statutory period is shorter, but the council refused 93 larger-extension prior approvals against 46 granted in its latest return, so we weigh it against a full application for each plot.
What does a Redbridge planning consultant cost?
We give a fixed quote after a free constraints check of your address. The council fee for a householder application is separate, at £548.
