How we work on planning appeals
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

How Hounslow decides, and what a refusal tells you
The council decided 689 householder applications in its latest year and granted 78.5 per cent. Set that beside its timing, with 97.8 per cent decided in eight weeks or an agreed extension, and a pattern appears. Applications are turned round promptly, and a real share of them do not succeed.
Speed has a practical cost. A quick refusal leaves little room for a negotiated change, so in some cases a conversation with the case officer during the application would have saved the appeal. We still look for that opening now, because a revised scheme sometimes meets the objection more cheaply than an inspector can.
On minor development the grant rate was 72.4 per cent across 312 decisions, so a small scheme for flats is a steadier bet than the householder figure suggests.

Prior approval refusals are the sharp edge
The largest gap in Hounslow's record is in prior approval for deeper rear extensions. In its latest return the council granted 20 and refused 59. That is a ratio that should make anyone pause before relying on the route.
If you were refused, the notice will say why, usually neighbour impact. An appeal is possible, but so is dropping the idea of the extra depth. We compare the two in writing: the cost and delay of an inspector against a householder application at a depth that fits within normal policy. Our planning drawings in Hounslow page describes that second route.
Do not treat the national appeal statistics as a forecast here. They mix every kind of case.
Design codes, character and the council's SPD
Hounslow's Character, Sustainability and Design Codes SPD sits behind many refusals on design. It asks applicants to show how a proposal responds to its street, and officers cite it when a roof, dormer or front alteration looks out of step. An appeal on this ground turns on photographs and elevations of the street, not on the house alone.
We draw the street frontage with the neighbours' extensions marked, so an inspector can see whether your scheme is the odd one out or the fourth of a kind. Precedent on the same road is persuasive when it is accurately recorded.
Heritage in a borough with a world heritage site
The borough has 33 conservation areas, 519 listed entries and 1 world heritage site, plus 6 registered parks and gardens. A refusal near any of them may cite setting, and an appeal on setting needs a clear explanation of what is visible from where.
We produce sight-line sections and, where useful, 3D views from the places the officer worried about. The council has also made 3 Article 4 directions, so we check each against your address before the appeal is lodged.
Three questions we ask before agreeing to appeal
First, does the refusal reason name a policy that actually applies to your house? A single sentence in a decision notice can carry the whole refusal. We unpack it against the report line by line.
Second, did the council measure the scheme correctly? A rear extension is judged from the original rear wall, and where a house has been extended before, the original wall is not always where the officer assumed. A survey of the house as it stands can show a plain factual slip.
Third, would a smaller version of the scheme succeed on a fresh application? With 78.5 per cent of householder cases granted, the council clearly does say yes to a lot. If a modest cut in the depth or a lowered ridge would meet the objection, the quickest result is usually a revised drawing set rather than a statement of case. We tell you which of the three answers applies in writing, with a fixed fee beside each option.
Our process for a Hounslow appeal
We start with the decision notice and the delegated report, then the register of nearby decisions. We tell you in writing whether we would appeal, resubmit or step back, with a fixed quote for each. If you go ahead, we draft the statement, correct the drawings and have a second technologist read the bundle.
The wider list of what we draw here is on our architectural drawings in Hounslow page.

Questions
How soon after a Hounslow refusal must I decide?
Within 12 weeks of the notice date for a householder case. Send us the notice at once so the grounds are ready in time.
Does Hounslow's grant rate mean an appeal is hopeless?
No. The council granted 78.5 per cent of householder applications, which says little about a single case. We judge your refusal reasons on their own terms.
What will the appeal cost?
Our fee is fixed after the free constraints check, with a separate figure for an appeal and for a revised application.
How long might it take?
The national median for householder appeals on written representations was 11.6 weeks, and it can run longer with a site visit.
