Basement impact assessment in Hounslow
A basement impact assessment in Hounslow is a planning report that shows a dig-down scheme will not harm the ground, the water or the neighbours. Hounslow's extension guidance sets a single-storey cap, garden projection limits and a soil layer, so we test your plot against those and give a fixed quote after a free constraints check.

How we work on basement impact assessments
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Hounslow asks of a basement impact assessment
Hounslow puts its basement geometry in the Residential Extension Guidelines SPD rather than in a dedicated assessment policy. The figures read: single storey; 3.05 / 3.65 / 4.25 m; 1 m soil, the three projections applying to terraced, semi-detached and detached houses in that order. The same guidance limits lightwells to 1m front; 2m rear and asks for a certified construction method statement.
We found no Hounslow document that names a stand-alone basement impact assessment, so we read the current validation checklist for your address and tell you what the council wants in the submission before any design hours are spent. The checklist does ask for a design and construction method statement wherever a basement is created.
The one thing that is certain is the order of play. The report goes in with the planning application, so the plans and sections must already agree with the engineer's findings on depth, drainage and construction method.

Hounslow heritage and ground constraints
Heritage is where most Hounslow basement schemes meet their first hurdle. The borough has 33 conservation areas, 3 Article 4 directions and 519 listed building entries, of which 32 are Grade I. A basement under or beside a listed house is a heritage question before it is an engineering one.
Outside the built-up streets, the picture changes. 22 per cent of the borough is covered by green-belt polygons, and the borough contains 6 scheduled monuments and 6 registered parks and gardens. A large lightwell or a new garden-level structure on one of those edges draws different scrutiny from a terrace in the middle of town.
Gardens matter for the water. Domestic gardens make up 21.5 per cent of the borough's land in the national land-use database, which is why so many Hounslow basement briefs start in a rear garden where drainage and soil depth decide how deep we can go.
How Hounslow decides applications near your basement
Across all types the council decided 1,216 planning applications in its latest published year. It granted 78.5 per cent of householder applications and 72.4 per cent of minor ones. Those rates cover every project type and say nothing about basements on their own, so we read them as a sign that the detail in the submission is checked rather than waved through.
A basement under a house is usually judged with whatever sits above it. If you plan a rear extension at the same time, we draw both together so the floor levels, the lightwell and the drainage line up on every sheet. Our planning drawings in Hounslow page covers that main set.
Houses make up 54 per cent of households here and 45.7 per cent of households own their home, so a large share of basement enquiries come from owner-occupiers digging beneath a semi or terrace, not from developers.
Party wall and Building Regulations duties in Hounslow
Excavating near a neighbour triggers the Party Wall etc. Act 1996, separate from planning. A notice is needed for excavation within 3 metres of an adjoining building that goes deeper than its foundations, and within 6 metres where the diagonal test applies. Serve it at least 1 month before work begins.
Building Regulations come after planning. Where the water table can rise to within 0.25 metres of the lowest floor, the floor must be drained or protected from groundwater. Our party wall notices service prepares the plans that go with the notice.
Who does what, and what it costs
We are chartered architectural technologists (MCIAT). We prepare the drawings, coordinate a structural engineer and a ground investigation firm, and make sure the report and the sheets tell the same story. The engineer designs the retaining walls; we do not replace that role, and our structural calculations in Hounslow page explains the split.
There is no list price for this service because the scope depends on depth, soil and heritage. After the free constraints check you receive a fixed quote and a plain statement of what the council is likely to ask for.

Questions
Does Hounslow always require a basement impact assessment?
We found no stand-alone assessment item, but the guidance caps basements at single storey; 3.05 / 3.65 / 4.25 m; 1 m soil and a construction method statement is expected. We confirm the list for your address first.
Will my Hounslow basement need a party wall notice?
Usually, when the dig is within 3 metres of a neighbour's building and deeper than its foundations, or within 6 metres on the diagonal test.
Does a listed building change a basement scheme in Hounslow?
Yes. With 519 listed entries in the borough, heritage is checked first, and a listed house raises questions before any engineering starts.
What does a Hounslow basement assessment cost?
It depends on the site, the depth and the investigation needed. You get a fixed quote after a free constraints check.
