New build drawings in Bromley
Over half of Bromley is Green Belt, so the first job on a plot here is to find out which side of the line it sits. New build drawings in Bromley from £1,450 including VAT follow that check, then the Urban Design Guide, then the numbers, and MCIAT chartered architectural technologists check every sheet.

How we work on new build drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Green Belt and the Bromley new house
51 per cent of Bromley is covered by Green Belt polygons, more than half of the borough. Inside the line, a new dwelling is inappropriate development, and permission depends on a narrow set of exceptions such as limited infilling in a village or the redevelopment of previously developed land. Outside it, the ordinary tests of design, neighbours and trees apply.
That is why we start with the boundary, not the sketch. We overlay the plot on the published polygons, read the history of the site and neighbours, and tell you plainly whether the scheme has a route. If a site fails here, this is the least costly place to stop.
For plots outside the Green Belt, the council's design guidance is the Urban Design Guide SPD, read with the Bromley Local Plan, adopted in 2,019. The guide deals with how a new building sits in its street, and the street scene is the drawing officers look at first.
Where a site sits just outside the line, the neighbouring Green Belt still matters. Officers ask whether a new house harms its openness or views, so the proposed elevations and a few photographs taken from the field side are part of the set. A modest, well-screened house with a clear boundary is a far easier case than a tall one that is seen from the open land.

Heritage designations in Bromley
Bromley has 47 conservation areas and 412 list entries, and its planning dataset records 108 Article 4 directions. That is a heavy layer for a suburban borough, and a new house beside a designated area has to respect the character the direction protects.
25 entries are on the Heritage at Risk Register. A new house next to one of them is assessed for its effect on the setting.
How slowly or quickly Bromley decides small housing schemes
A new house or small terrace is a minor application, and Bromley decided 545 of them in its latest year. It granted 70.3 per cent and decided 82.8 per cent on time, so a fair share run past their deadline. The legal period is 8 weeks, and an extension of time is common, so we plan for delay in the programme.
The appeals record is a useful counterweight. On householder cases, the Planning Inspectorate decided 502 appeals and allowed 37.6 per cent. Those are extensions and alterations, not new homes, but they show where the council's decisions are tested externally, and we draw each refusal reason as something we can answer in writing.
Levies, fees and house values in Bromley
Community infrastructure levy applies to every new dwelling. Bromley's residential rate in our data is £120.12/m² (Residential development excluding residential development which delivers additional care and support services). The Mayor of London's levy adds £72.73 per square metre for permissions this year, in band 2. Both are charged on gross internal area.
The council's fee is £610 per dwelling for up to nine houses. The average house price in the borough is £511,670, a change of -3.1 per cent in twelve months, across 135,827 households, and gardens cover 23.4 per cent of the land. Plots are generous, and so is the temptation to build on them.
Plots here are often long, with the house near the road and a deep garden behind it. A second house at the back is called backland development, and officers weigh the access, the noise of cars passing the first house and the loss of garden. We draw the access and its width, because a driveway that is too narrow for an emergency vehicle stops a scheme as surely as a policy does.
Price and next steps for new builds in Bromley
