How we work on new build drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Bexley's local plan and Design Guide for a new dwelling
The development plan is the Bexley Local Plan, adopted in 2,023. The council's design guidance comes in two parts. For a new house the relevant one is the Design Guide SPD Part 1: Design Principles, which sets out how a building should relate to its street, its plot and its neighbours. The other, Design Guide SPD Part 2: Building Alterations and Extensions, deals with extensions, and officers borrow its outlook tests when a new house sits close to an existing home.
In practice that means three drawings do most of the persuading in Bexley: the street scene, which shows the new house between its neighbours at true height; the site plan, which shows the garden left for the new home and the one left for the old; and the section through the boundary, which shows the daylight angle to the neighbour's window.
The plan was adopted recently enough that its policies carry full weight, so older appeal decisions have to be read with care. If your plot has a refusal in its history, we read the officer's reasons against today's plan and tell you what has changed.

Bexley's levy zones and other costs
Any new dwelling pays community infrastructure levy, and Bexley's schedule has two zones. The rates in our data are £40/m² (Zone 1); £60/m² (Zone 2), plus indexation. The zone depends on where the plot sits, and we confirm it against the charging schedule at the quote stage. The Mayor of London's levy applies as well, in charging band 3, at £30.3 per square metre for permissions granted this year.
Both are charged on gross internal area, which is why the area schedule in our set is checked twice. The council's application fee is £610 per dwelling for up to nine houses, paid to the council and indexed from time to time.
Planning speed for small schemes in Bexley
A single new house or small terrace is a minor application. Bexley decided 238 minor applications in its latest year, granted 82.4 per cent and decided 94.1 per cent in time. Those figures cover all minor development rather than houses alone, so they describe the council's habits, not your outcome. The legal period is 8 weeks unless you agree longer.
For householder work the grant rate is higher still, at 94.6 per cent of 877 decisions. A council that grants that freely is usually receptive to a proposal that has plainly been thought through, but a new house is a larger ask than an extension and gets a closer look.
17 per cent of the borough is Green Belt. A new dwelling there is inappropriate development in principle, so we check the boundary first and say honestly when a site is not worth drawing.
Timing deserves a plain word. A refusal can be appealed, but an appeal takes months, so we prefer to answer the officer's concerns during the application, using the free redraws we offer. Where the officer is minded to refuse, we ask for a call to find out what change would turn it, and we tell you honestly if the answer is a different scheme.
What a Bexley new build set includes
The set holds a proposed site plan, floor plans, roof plan, elevations to every face, sections through the stair and the highest point, and a street scene. Each room carries its floor area against the nationally described space standard, and the schedule is taken from the 3D model so a change to a wall updates every sheet.
Prices are moderate for London: the average price is £413,343, a change of 2 per cent over twelve months, across 95,300 households. That makes a plot split an attractive idea, and our job is to test it honestly. Where the garden is too short to divide, the drawings show it before you buy.
Heritage is checked at the start: 23 conservation areas and 114 list entries sit in the borough, and a listed neighbour can change the whole application.
