Planning appeals in Bromley
Bromley has a long householder appeal record: the Inspectorate decided 502 of them over the latest five years and allowed 37.6 per cent. If the council has refused your scheme, we read the reasons, say whether they can be answered, and prepare the drawings and statement for an appeal when it is worth making. How we work on planning appeals
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Planning appeals in Bromley: the numbers behind a refusal
In Bromley the council decided 1,609 householder applications in the latest year and granted 78.6 per cent, so a refusal is a minority outcome but hardly a rare one. The Inspectorate's figures for the borough cover five years of decisions and every kind of household extension, from porches to two-storey additions.
Over that period the Inspectorate decided 502 cases and allowed 37.6 per cent of them, dismissing the rest. For anyone deciding whether to appeal, the useful reading is that an appeal here is a real contest, not a long shot and not a formality. The figure is history, and it says nothing certain about your drawings.
Minor applications show a similar pattern: 70.3 per cent granted of 545 decisions. Timeliness matters if you are choosing between an appeal and a fresh application, and the council decided 89.1 per cent of householder cases within eight weeks or an agreed extension.

Policies and designations that shape Bromley refusals
The borough works from the Bromley Local Plan, adopted in 2,019, with its Urban Design Guide SPD setting out the design expectations. An older plan means the inspector will test your scheme against those policies and against national policy as it stands today, and part of our statement is making that comparison explicit.
Designations are heavy in this borough. The council lists 47 conservation areas and 108 Article 4 directions, and Historic England lists 412 entries. A refusal that rests on character or on an Article 4 area needs evidence about the street, not just the house. We photograph and draw the surroundings so the inspector can compare like with like.
About 68.6 per cent of households live in a house or bungalow, and a terraced home averages £483,699. Owners of those houses are the ones extending, and a refusal can put a sizeable investment on hold.
Evidence that carries weight with an inspector
An inspector visits the site and reads the drawings against what they see. The strongest bundles therefore show the street, not only the plot: photographs from the road, the building line, the relationship of neighbouring rear elevations and the height of the roof against its neighbours.
Where a refusal alleges loss of light, we draw the 45-degree and 25-degree tests on the plans, so the claim is measured and not argued. Where it alleges harm to character, we set the proposal beside comparable extensions nearby. We also read any neighbour letters on the file, because answering a specific worry is more persuasive than a general assurance.
How the process and deadlines work
The clock for a householder appeal is 12 weeks from the decision notice. Most householder cases go by written representations, and the Inspectorate's latest median for those was 11.6 weeks. Complex cases take longer. Under written representations the inspector reads the papers and visits the site, so the bundle has to stand on its own with nobody there to explain it.
Because the deadline runs from the notice date, send the decision to us the day it arrives. Statements and plans prepared in a rush rarely do justice to a good case. If a few weeks have already gone, tell us the date on the notice and we will say what can realistically be prepared, and in what order, before the limit.
What goes into our appeal bundle
The statement answers each reason for refusal with reference to the development plan, the officer's report and your drawings. We amend the plans where the refusal showed a gap, and we add sections or a 3D view when height, outlook or daylight is the dispute.
A second chartered technologist checks the bundle before it is sent. All sheets come from one model, which stops the mismatched dimensions that undermine an appeal. The method is described on our planning drawings page.
Weighing an appeal against other routes
A revised application can beat an appeal on speed when the problem is detail. An appeal suits a refusal built on a misreading of policy. If the work needed no permission at all, a Lawful Development Certificate is the proper answer, and if it is already built, see retrospective planning applications.
The wider Bromley picture is on our Bromley architectural drawings page. Each option comes with a fixed quote in writing, so you can compare the cost of reapplying with the cost of appealing, and the decision to proceed is yours. We cannot promise any outcome, because the inspector decides.
