Planning appeals in Bexley
Bexley grants nearly every householder application: 94.6 per cent of 877 decisions in the latest year. If yours was refused, the officer saw a specific problem, and that is useful, because a specific reason can be answered. We read the refusal against the council's design guide, then prepare the drawings and statement for an appeal where it makes sense. Fixed quote after a free constraints check.

How we work on planning appeals
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Planning appeals in Bexley when refusals are rare
A grant rate of 94.6 per cent means a Bexley refusal stands out. The council decided 877 householder applications in the latest year and 99.4 per cent were decided on time, so the notice normally arrives promptly and states its reasons clearly. A second government return, counted over a slightly different four quarters, gives 95.3 per cent granted, which tells the same story.
Minor applications, such as small residential schemes, did less well: 82.4 per cent of 238 were granted, with 94.1 per cent decided in time. The gap between the two figures is a reminder that householder work is the easier category to win here, and that refusals in it are worth testing.
Remember what the numbers are. They describe every applicant in the borough, and they do not estimate the chance of success for a specific scheme.

The Design Guide and the Bexley Local Plan
Bexley's householder guidance is in two parts, the Design Guide SPD Part 1: Design Principles for principles and the Design Guide SPD Part 2: Building Alterations and Extensions for extensions. The Local Plan is the Bexley Local Plan, adopted in 2,023. A refusal commonly names a policy in the plan and a section of the design guide, and the guide's treatment of extensions is where many householder arguments sit.
The borough is largely suburban, with 75.3 per cent of households in a house or bungalow, and a terraced home averaging £416,198. Disputes here can therefore concern two-storey side extensions that run to the boundary, deep rear additions and roof changes that alter the character of a street of similar semis.
Heritage is a smaller part of the picture: 23 conservation areas and 114 list entries. Where one of them is involved, a refusal may mention it, and we deal with that point separately and early.
Appeal deadlines and typical timescales
A householder appeal must be made within 12 weeks of the decision notice. Householder cases decided by written representations had a national median of 11.6 weeks in the Inspectorate's latest statistics, and the all-case written-representation median over twelve months was 18 weeks.
Those are national medians for cases that finished. They give a sense of scale and nothing more, so plan on months and avoid starting any building work meanwhile.
Our approach to a Bexley appeal
We begin with the officer's report, which explains the refusal more fully than the notice. We note each policy cited and test whether it applies, then check the measurements in the report against your drawings.
The statement answers every reason in turn. Where the dispute is about bulk, we draw the proposal in section against the neighbour's windows and show the roof from the street. For a side extension we show the gap to the boundary and the rhythm of the street with a continuous elevation.
A second chartered technologist reads the whole bundle and every sheet comes from a single model. Our planning drawings page describes the working method.
What we need from you to start
Send the decision notice, the officer's report, the plans that were refused and the dates on which each was issued. If you have the neighbours' letters from the council's website, send those as well. We also ask for photographs of the front and rear of the house and of the two neighbouring properties, taken from the street and from your garden.
From those we can tell you within a short time whether the refusal can be met by a revised application, whether an appeal looks sensible, or whether another route fits the project better. The conversation costs nothing, and the quote that follows is fixed.
Appeal, reapply or use a different route
Where a single feature caused the refusal, a revised scheme can be lodged faster than an appeal can be decided. Where the guidance was applied too rigidly, an appeal is justified. Work that needed no permission can be shown lawful with a Lawful Development Certificate, and some deeper rear extensions suit prior approval.
Our Bexley architectural drawings page gives the borough's wider context. We price each route in writing, you choose, and the outcome is for the inspector to decide, so no result can be promised.
