Barking and Dagenham's guidance for loft conversions
Barking and Dagenham judges roof alterations under the Barking and Dagenham 2037 Local Plan, adopted in 2,024, and its householder guidance is the Residential Extensions and Alterations SPD. It is the document we check a roof extension against, which is why our drawings show the street elevation as well as the plan.
The council has a separate document for the Becontree Estate, the Becontree Estate SPD and Design Code. Where an estate house is involved we read that guidance before suggesting a roof form.
The council publishes no loft headroom or dormer size figure that we can quote, so we do not set a number the council has not set. We design to the national limits below, then check the scheme against the SPD's wording on design and neighbours.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
What the national rules allow
Permitted development is the usual starting point, and volume is the first limit: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. The roof also must not rise above the existing ridge, as the rules put it: No part higher than the highest part of the existing roof. The front slope is protected: No enlargement beyond the plane of a roof slope that forms the principal elevation and fronts a highway.
The eaves keep their line: Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension). And an outdoor platform is excluded: No verandah, balcony or raised platform. Together these limits push the design towards the rear slope, with the front roof left as it is.
Conservation areas and Article 4 directions
Barking and Dagenham has 4 conservation areas and publishes 3 Article 4 directions, mapped as 3 areas. Either can change the route, which makes the address check essential. Inside a conservation area the rule is: Class B roof enlargements are not permitted development on article 2(3) land.
Historic England lists 49 entries in the borough. A listed house needs its own consent for most roof alterations. If your house is outside all of these, a Lawful Development Certificate in Barking and Dagenham can confirm the loft in writing, and householder planning, drawn as in our planning drawings in Barking and Dagenham, covers the rest.
How the council has been deciding householder applications
In its latest published year Barking and Dagenham decided 388 householder applications and granted 66.5 per cent. It decided 100 per cent within eight weeks or an agreed extension. Those figures cover every kind of householder project. At that grant rate we draw with the guidance in front of us and check the certificate route first.
Stairs, fire safety and insulation
Whichever route you take, the building regulations apply. Where full stair headroom cannot be reached, the rule is: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). A new storey above the stated height needs protection: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30).
New roof elements also carry insulation limits: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. Our building regulations drawings in Barking and Dagenham set all of this out for the builder and the inspector.
What the loft drawings include and cost
A loft set shows existing and proposed floor plans, the new stair, the roof in section and all elevations, plus the location and block plans. The price starts at £695 with VAT included, fixed before you commit. A second chartered technologist checks each sheet, and we redraw free of charge if the council asks for changes.
