Wraparound extension drawings in Hounslow
Wraparound extension drawings in Hounslow need an early look at the plot shape, because the council's Residential Extension Guidelines say a wraparound joining a side and rear extension on a corner plot will be refused. Our MCIAT chartered architectural technologists draw them from £1,195 including VAT. Only 78.5% of 689 householder applications were granted in the latest twelve months.

How we work on wraparound extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The corner-plot rule in Hounslow
Few councils name the wraparound in their guidance. Hounslow does, in its Residential Extension Guidelines: where a side extension and a rear extension would join on a corner plot, the council says it will refuse the combined form. The reasoning is plain enough. A corner house is seen from two streets, and a wraparound fills the gap that gives it a garden edge on the street side.
That makes the first question about your plot, not your design. On a mid-terrace or a plain semi that particular rule does not apply, though we still set the side arm back and keep the roof clear of the neighbour. On a corner, we would normally propose a rear extension plus a separate, smaller side element, with a visible break between them.
The council's wider design guidance is the Character, Sustainability and Design Codes SPD, and the local plan is Hounslow Local Plan 2015-2030 (Volumes 1 and 2). We read the three together before suggesting any shape.

Hounslow decision figures and what to expect
78.5% of 689 householder applications were granted, though 97.8% were decided in time. A fast decision with a lower grant rate means the council is willing to say no quickly, so drawings should answer the guidelines directly, in the design statement, rather than leave an officer to find the conflict.
The prior approval route for deeper rear extensions shows the same caution: the council granted 20 and refused 59 larger home extension applications in the latest return year. A wraparound with a side element is a householder application anyway, with a council fee of £548.
Where the work fits the national limits, a Lawful Development Certificate avoids the discretionary judgement altogether. Hounslow handled 445 of these in its latest return year.
Heritage, Article 4 and an unusual designation
The borough has 33 conservation areas and 519 list entries, and 1 World Heritage Site intersects its boundary. Only 3 Article 4 directions are published, so the address check still matters before relying on permitted development.
Green Belt covers about 22% of the borough, where proportionality to the original house is the test. On a wraparound that means counting every earlier extension.
Because a wraparound includes a side extension, none of it can use the national rights in a conservation area, and the application is judged on its merits against the area's character.
Housing, levy and what you receive
54% of households live in a house or bungalow and 45.7% own their home, with an average price of £525,435. Gardens account for 21.5% of the borough. The Mayoral CIL band is 2 at £72.73 per square metre indexed, and the borough charges £200/m² (CIL Zone 1, East); £110/m² (CIL Zone 2, Central); £70/m² (CIL Zone 3, West) by zone, though levies generally apply to larger additions only.
Our set has existing and proposed plans, elevations, sections, a roof plan and a location and block plan. If a corner plot rules out the full wraparound, see rear extension drawings in Hounslow, which suit that case.
We prepare party wall notices for neighbours and list everything we do locally at architectural drawings in Hounslow. If the council asks for changes before deciding, we redraw them free of charge.
What a corner plot can still do
A corner house is not shut out of an extension. A rear extension that stops short of the side boundary, plus a modest side porch or utility room with a visible gap between them, reads as two additions rather than one wrap. We draw that version alongside the wraparound when the plot calls for it, so you can compare floor area and cost.
A short checklist before you commit
Before paying for a design, check four things: whether your house is on a corner, whether any conservation area or Article 4 direction covers the address, how much has already been added to the original house, and whether a tree or sewer crosses the proposed footprint. We run all four at the survey stage and report them in plain language.
With those answers a wraparound is either a sound plan, a plan that needs a different shape, or a plan to drop in favour of something simpler. Knowing which, before the design fee is spent, is the most useful thing a drawing practice can tell you.
