L-shaped dormer drawings in City of London

L-shaped dormer drawings in City of London are rare work, because only 2 per cent of households live in a house. For the few terraces and mews with a rear outrigger, we draw the roof in a fixed quote after a free constraints check, and we start with heritage, since 637 listed entries sit inside this tiny authority.

How we work on l-shaped dormer drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The Square Mile has almost no houses, so heritage comes first

Housing here is mostly flats, and the council records that 2 per cent of households live in a house or bungalow. An L-shaped dormer needs a pitched main roof and a rear outrigger, so the candidates are a handful of surviving terraces and some converted warehouse or mews buildings.

The designations around those buildings do the real work. The council publishes 28 conservation areas and 1 Article 4 direction, and Historic England lists 637 entries within the boundary. 86 of them are Grade I, which tells you how seriously a roof alteration is read.

Before any design work we check your address against the listing, the conservation area map and the direction, then say plainly whether a dormer is realistic. A roof on a listed building needs listed building consent as well as planning permission, and that is a separate route from the one described on this page.

How the City guides alterations to residential roofs

The adopted plan is the City of London Local Plan 2015, and the one residential guidance document the council lists is the Barbican Estate Listed Building Management Guidelines: Volume I Introduction and Volume II Residential (SPD). It covers the Barbican, where roofs and terraces are tightly controlled, and it shows the council expects alterations to respect an original design.

We read the plan and the guidance together with your building rather than copying a generic dormer. If your property sits outside the Barbican, the same principle applies: officers want to see that the new roof volume follows the architecture beneath it.

Why the figures are thin and what that means for you

The council decided just 1 householder application in its latest year, out of 477 decisions of every type. With a single case, the granted rate of 100 per cent says nothing useful about your chances, so we do not lean on it.

The wider picture is steadier: 97.1 per cent of minor applications were granted, and 93.1 per cent were decided in time. Those are commercial and conversion schemes, but they show an authority that processes work promptly when the drawings are clear.

    Permitted development rarely applies here

Nationally, an L-shaped dormer relies on one useful allowance: Eaves-retention and 0.2 m set-back do not apply where the enlargement joins the original roof to the roof of a rear or side extension. Volume is capped at 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume, and No part higher than the highest part of the existing roof.

None of that helps inside a conservation area, because Class B roof enlargements are not permitted development on article 2(3) land. With 28 conservation areas in so small a place, most City addresses fall under that rule, so a planning application is the normal route and a certificate is the exception.

If you want the national rules in full, the L-shaped dormer drawings guide sets them out for every London borough.

Party walls, stairs and fire in a dense building

Buildings here share structure on several sides. Cutting into a shared roof needs notice: Party structure notice at least 2 months before work. We prepare the notice drawings alongside the planning set.

The stair must still meet the headroom rule, Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). Taller buildings bring the fire rule into play as well: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). In a tight plan both can decide where the dormer door goes before the roof shape is settled.

    Starting a City enquiry

Send us the address and, if you have it, the listing entry or the lease. Many City homes are held on long leases with the freeholder's consent needed for roof works, and that consent runs on its own timetable. We ask early so the programme has no surprise in it.

What we deliver and who to ask next

You receive existing and proposed plans, a roof plan, sections through the junction and four elevations, checked by a second MCIAT chartered technologist. If the council asks for changes, we redraw at no charge until approval.

If an L-shape is too large for the building, a dormer loft conversion in City of London may fit instead. For the wider picture of the area, see our architectural drawings in City of London page, and for a similar borough with more terraces look at L-shaped dormer drawings in Westminster.

    Questions

Can I build an L-shaped dormer in the City of London?

Sometimes. It needs a pitched roof and rear outrigger, and most addresses sit in one of the 28 conservation areas, so planning permission is usual.

    Is my building listed?

The council area holds 637 Historic England entries. We check your address before drawing anything.

Why is the householder approval figure not shown as a guide?

Only 1 householder decision was recorded in the year, too few to say anything about a single roof.

Will you handle the party wall notice?

Yes. We prepare the drawings for the notice that the rule requires: Party structure notice at least 2 months before work.
