Hip-to-gable loft conversion drawings in Havering
Havering's extensions SPD says hip-to-gable on one half of a semi will not be considered acceptable where hipped roofs are characteristic of the house or street. Our hip-to-gable loft conversion drawings in Havering test that point first, because in a borough where 76.7 per cent of households live in houses it decides most schemes. How we work on hip-to-gable loft conversion drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The Havering rule on hipped roofs
The Residential Extensions and Alterations SPD, which supports the Havering Local Plan 2016-2031, adopted in 2,021, is direct about this alteration. Converting the hip on one of a semi-detached pair is not acceptable where hipped roofs are characteristic of the house or the street.
That wording turns the design question into a street survey. Before drawing a gable we photograph the roofs along the road, count the intact hips and record whether the matching half of your pair has been altered. In a long run of untouched hips the rule goes against you, and we say so plainly. Where the other half already has a lawful gable, a matching one rebalances the pair and the argument reverses.
A house near a designation reads the roof against more guidance still, because Havering also keeps a Heritage SPD and has 11 conservation areas.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
A borough of houses and gardens
Havering has 76.7 per cent of households in houses, and 69.5 per cent are owner-occupied, so most of our clients here own the roof they want to change. Average semi-detached prices of £540,897 are the borough figure for that property type, and an extra bedroom can be a practical alternative to moving.
Gardens are a feature: 19.5 per cent of the land is domestic garden in the national land-use dataset. A rear dormer behind the gable rarely affects anyone, but the side flank of a new gable does face the neighbour, and we draw that wall carefully.
Council speed and results
Havering decided 985 householder applications in its latest year and granted 85.9 per cent. Its speed is the standout, with 97.8 per cent decided on time.
For lawful development certificates the borough dealt with 578 applications. Where a roof truly qualifies for permitted development, the Lawful Development Certificate in Havering route avoids the SPD's design test altogether, because a certificate asks only whether the work is within the national limits.
When the national limits apply
Class B limits the addition to 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. For hip-to-gable work Eaves-retention and 0.2 m set-back conditions do not apply to a hip-to-gable enlargement. Two more matter: No enlargement beyond the plane of a roof slope that forms the principal elevation and fronts a highway; and No part of the enlargement may extend beyond the outside face of any external wall of the original house (except where joining a rear or side extension roof).
Inside a conservation area, Class B roof enlargements are not permitted development on article 2(3) land, and the application follows our planning drawings in Havering route.
Technical points
The loft stair follows Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). For the escape route, New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). Our building regulations drawings in Havering work describes the technical sheets.
If a later extension is planned, the levy picture matters: Havering sits in Mayoral CIL band 3, with an indexed rate of £30.3 per square metre. We flag it when the drawings show new floor area.
A street survey before the roof survey
With the SPD resisting gables where hips are characteristic, we begin outside the house. We walk the road, photograph each roof, and mark every hip, gable and half-hip on a simple street plan. That plan is the first sheet we show you, because it tells you at once whether your proposal would be the first gable on the road or the latest in a run.
On a semi or bungalow with a side gap, the new gable wall faces the neighbour's flank. We draw the separation and the height of the wall so that overlooking and overshadowing can be judged on paper. Where the neighbouring gable is lawful, we assemble the proof: the consent number, or the certificate, or the dated evidence that it is long established.
After that the usual set follows: existing and proposed plans, roof plan, elevations and sections. If the street evidence is against a full gable, we draw a rear dormer alternative so that you leave with a workable option either way. One fixed quote covers the work, with VAT included, and the free constraints check comes first.
Dormers, neighbours and where to go next
If the SPD blocks the gable, a rear dormer alone may still work; see dormer loft conversion drawings in Havering and loft conversion drawings in Havering.
Across the boundary, Redbridge and Bexley have their own pages for this roof. The overview is at hip-to-gable loft conversion drawings, and local services are at architectural drawings in Havering.
