Velux loft conversion drawings in Camden
Velux loft conversion drawings for a Camden house start at £695 including VAT. Camden publishes its own rooflight rule in the Home Improvements guidance: units should not protrude more than 0.15 m beyond the roof plane, must be flush in conservation areas and should stay subordinate in size and number. With 40 conservation areas, that flush rule applies to a great many roofs.

How we work on velux loft conversion drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Velux loft conversion drawings in Camden: the Home Improvements guidance
The council's rooflight rule is in the Home Improvements CPG (Camden Planning Guidance), and it is more specific than most. Rooflights should not stand out more than 0.15 m from the roof plane. Inside conservation areas they must be flush. Everywhere they should stay subordinate in size and number. And where the front slope is steep, the guidance favours placing them at the rear.
Those four points shape the drawings. We specify a flush conservation-type unit by name and show it in section, with the flashing, so the officer sees the flush fit drawn. We count units and compare their total area with the slope. And we put the light at the back of the house first, adding a front unit only if the stair or a landing needs it.
The same guidance sets the loft test for dormers: the existing loft must give habitable headroom of more than 2 m from the staircase. A rooflight scheme faces the same sum, because without that height the room is not worth building.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
- D · Headroom Camden expects from the stair
- 2 m
Conservation areas, Article 4 and listed buildings in Camden
Camden has 40 conservation areas, 21 Article 4 directions and 1,971 list entries, a great deal of protected fabric. A single house can be covered by all three. Under the permitted development rules, side-slope windows must also be obscure-glazed and non-opening, which is another reason to read each slope separately.
In a conservation area we also read the Conservation Area Appraisal for the street. Where it values an unbroken front roofline, the safer design takes every unit to the rear, which the guidance already favours on steep front slopes. We find the appraisal early and quote from it in the design note.
A listed house needs listed building consent, which sits outside this page. We can tell you at the first check whether your address is listed.
Timing and track record
Camden decided 394 householder applications in its latest year, granted 89.1 per cent and decided 77.7 per cent inside eight weeks or an agreed extension. The in-time figure is the weak point, so we advise a clear programme and no tight dependency on the decision date.
Appeals add context. The Planning Inspectorate decided 76 householder appeals in the borough and allowed 35.5 per cent. For a modest rooflight scheme the useful lesson is simpler: Camden guidance is specific, so a drawing that answers each of its tests gives the officer little to query.
None of these figures predicts the outcome for your house. They describe how the council has behaved across every kind of householder work.
Flats, terraces and the Camden roof
Only 13.3 per cent of Camden households live in a house, so many loft projects here are in converted buildings, where the roof may be shared and the lease matters. We ask for the freehold or lease position before drawing, because rooflights in a roof you do not own need the freeholder's consent as well as the council's.
For the houses that remain, values are high. The average terraced house sold for £1,554,868 in the latest figures, which makes a carefully drawn set a small part of the project cost and a poorly drawn one an expensive mistake. We do not suggest a figure for added value, since the data does not support one.
Where a lawful development certificate is available, we use it: Camden handled 137 certificate applications of all kinds in the latest return, and our lawful development certificate pack is built for that route.
Energy and fixtures: what the specification adds
A roof room in Camden usually has to meet the same insulation standard as any other: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. We therefore show the rooflight specification, the insulation build-up and the heat loss on the same sheet, so the thermal story is told once.
Flush rooflights have a practical side effect. Because they sit in the plane of the slope, rain runs over them cleanly and the flashing is simple, but they still admit strong summer sun on a south-facing slope. We note the glazing area and suggest solar-control glass or a blind on south-facing slopes, so the room stays usable in July as well as January.
The set holds existing and proposed plans, a roof section dimensioned for stair headroom, flush-fit details, elevations of each slope and the location and block plans. Velux loft conversion drawings start at £695 including VAT, fixed before you commit. Every sheet is checked by a second chartered technologist, and we redraw at no charge if the council asks for changes.
