Garden room drawings in Brent
Garden room drawings in Brent start at £495 including VAT. Brent's extensions guidance sets out footprint and height limits for outbuildings and also lists the rooms it will not accept in one, so an office with a shower and a kitchenette can fail before size is even discussed.

How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Garden room drawings in Brent: what the SPD allows
Brent's rules are in its Residential Extensions and Alterations Supplementary Planning Document, which supports the Brent Local Plan 2019-2041, adopted in 2,022. For an outbuilding that needs permission, the footprint figure is 20sqm / 30sqm, with the smaller number for a garden under a hundred square metres and the larger for one above.
Heights follow the garden boundary. The council's figures are 2.5 m; 3 m; 4 m pitched. Close to a neighbour's garden the building has to stay low, and only further away can a pitched roof rise higher.
The document is also direct about use: an outbuilding must stay incidental, with no bedrooms, showers, bathrooms or kitchens, although a WC may be acceptable, and a condition will stop it becoming a self-contained home.

Designing the room around the no-kitchen rule
A modern garden studio usually wants a kettle, a sink and somewhere to wash. Brent's guidance makes us choose. We can draw a room with a WC and a plain worktop, or we can design the building as a full annexe and take it through a different application, with the extra cost and risk that brings.
Most clients choose the first. The plan then shows a main room, a lobby and a WC, with services kept simple, and the use labelled as home office or studio. The block plan states the incidental use and the officer sees what the condition will protect.
If you really need sleeping space, say so on the first call. It changes the Building Regulations too, because the exemption for small detached buildings depends on there being no sleeping accommodation.
Article 4, trees and heritage in Brent
Brent has 39 Article 4 directions across 162 mapped areas, and 23 conservation areas. Historic England records 93 list entries. Any of them can remove permitted development for a garden building.
Trees are the second filter. The council publishes 1,229 tree preservation orders in 301 zones, so a mature tree in the next garden can still limit where a foundation goes. Brent has no Green Belt, as the figure is 0 per cent, so openness is not the test here; neighbours and visual impact are.
We run all three checks on every Brent address, whether it is in Willesden, Kingsbury or Harlesden.
The garden Brent homes have to work with
Domestic gardens cover 30.3 per cent of the borough's land in the government's generalised land use database. That generosity is why garden offices are so common here, and why the coverage rule matters: Buildings may not cover more than 50% of the curtilage (excluding the original house).
The average Brent home sold for £546,135, and prices changed by -2.6 per cent over the past year. Where moving is expensive, a garden room is a practical way to add a working room.
If you are also considering a loft or rear addition, see house extension drawings in Brent, because the garden space left over decides the footprint available.
Foundations, drainage and the practical build
A garden room is only as good as its base. Where the ground is clay, a raft or screw-pile foundation is usual, and the choice depends on trees nearby and the level of the garden. We note the foundation type on the section so the builder prices it, and the drain survey tells us whether a sewer crosses the plot.
Services come next. Power runs from the house consumer unit on an armoured cable, and a WC needs a connection to the foul drain with the right fall. On a terrace the drain can run close to the boundary, so we place the room and the pipe together.
Heating, insulation and a green or sedum roof all change the build-up. We draw the full roof section whether or not building control is needed, since the supplier and joiner quote from it.
Permitted development, certificate or application
A room within Class E does not need an application. The height wording is: Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof. A Lawful Development Certificate in Brent is the proof for a lender or buyer.
If the design needs permission, we prepare planning drawings in Brent. Brent decided 879 householder applications in its latest published year, granted 86.6 per cent and decided 97.2 per cent in time. Those are borough-wide figures and not a forecast.
On the technical side, a room outside the exemptions needs our building regulations drawings in Brent.
Seeing the room before it is built
Every garden room is modelled in 3D before the drawings are issued. The model shows the roof against the neighbour's fence, the door and window positions and the view from the house, so you can judge the height rule on screen instead of by tape measure.
Brent's guidance cares about how a building reads from next door, and a 3D view answers that question for you and for the case officer. If you prefer a different roof or cladding, changing the model is quick. We show the options in writing and you choose one before the issue.
What you receive, and what it costs
A Brent set has the block plan with boundary distances, floor plan, elevations, a roof and floor section, and a materials and services note, from £495 with VAT included. A second chartered technologist checks every sheet and we redraw free of charge if the council requests changes.
Our wider service in the borough is described under architectural drawings in Brent. Neighbouring owners may want to compare garden room drawings in Ealing and Barnet.

Questions
Can a garden room in Brent have a kitchen or shower?
Not under the council's guidance, which lists bedrooms, showers, bathrooms and kitchens as unsuitable in an outbuilding. A WC may be acceptable. Anything more is treated as separate accommodation.
What is Brent's footprint limit for an outbuilding that needs permission?
The SPD figure is 20sqm / 30sqm, depending on whether the garden is under or over a hundred square metres.
Do I need to check Article 4 before building in Brent?
Yes. The borough publishes 39 Article 4 directions, and any that cover your road can take away the permitted development right for a garden building.
