Side return extension drawings in Brent
Side return extension drawings for a Brent house start at £745 including VAT. Brent's Residential Extensions and Alterations Supplementary Planning Document is unusually exact about the outrigger on a terrace: 3 m; 3.5 m height; 2.5 m eaves. The drawings put each of those measurements on the page, so you can see what the guidance sets before you pay for anything else.

How we work on side return extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Side return extension drawings in Brent and the outrigger limits
The council's guidance sets three linked numbers for an outrigger extension. The guidance limits the projection beyond the end wall of the outrigger, the height where it adjoins it, and the eaves on the boundary, and the three figures read: 3 m; 3.5 m height; 2.5 m eaves. The same document adds a second rule for any scheme that creates a room with no outside wall: 2 m lightwell, measured from the rear wall.
That second limit changes the design more than the first. A side return in an Edwardian terrace often turns the old scullery into a deep dining room, and the middle of that room would sit in shadow. Brent asks for a lightwell, so the plan shows a courtyard or a glazed slot that brings light in. We draw that opening in the plan and section from day one, because reducing the extension later to squeeze one in costs more than designing around it.
Brent also publishes a Basement Supplementary Planning Document and a Brent Design Guide Supplementary Planning Document (SPD1), and both sit beneath the Brent Local Plan 2019-2041, adopted in 2,022. A basement dug under the new extension has its own rules, so tell us at the start if you are thinking about one.

What Brent's planning record says
Brent decided 879 householder applications in its latest year and granted 86.6 per cent, with 97.2 per cent decided in time. The borough holds 23 conservation areas, 39 Article 4 directions covering 162 areas, and 1,229 tree preservation orders.
Those numbers shape the work. A high Article 4 count means some Brent streets lose permitted development rights that people elsewhere take for granted, so we confirm your address before suggesting any route. The large number of tree preservation orders means a neighbour's tree beside the side return deserves a note on the plan, with its distance from the new wall.
Only 43.3 per cent of households live in a house or bungalow, and 38.4 per cent own their home, so the houses that do have a side return are valuable. A terraced house averages £700,019. Larger home extension prior approvals show 10 granted and 79 refused, a clear warning about taking that shortcut.
National limits and the building regulations side
The permitted development limit for side extensions: Side extension: single storey, max 4 m high, max half the width of the original house. Eaves near the boundary: Eaves no higher than 3 m where within 2 m of the curtilage boundary. Protected land is excluded, since No side extensions under PD on article 2(3) land (conservation areas etc.).
Brent's heavy refusal pattern on prior approvals is a useful signal for owners weighing the two routes. A householder application lets the council look at your lightwell, your roof and your neighbour's windows together, and a well-drawn set answers those points in advance. Because the rear of a Brent terrace is often overlooked from several windows, we include the neighbour's rear windows and any shared drain on the plan and a section that shows how the new roof sits below them.
Brent's own boundary eaves figure under the outrigger rule is lower than the national permitted development one, so we confirm early which test your scheme will be judged against. Our planning drawings in Brent cover that application.
For energy, Windows, roof windows, rooflights and doors in an extension should not exceed 25% of the extension floor area plus the area of openings removed or covered. New elements must meet: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. A lightwell adds glass in the right place, but the glazing percentage still has to add up.
Cost, party walls and related drawings
The Brent side return set is £745 including VAT, fixed in advance. The council's householder fee of £548 is separate. The set includes plans, elevations, a section through the outrigger and a block plan, and every set is checked by someone other than the drawer before it reaches you.
Terraced houses share walls, so serve notices in good time: Line-of-junction (new wall) notice at least 1 month before work; and where a party structure is involved, Party structure notice at least 2 months before work.
Brent's borough CIL for new floor area is £357.14/m² (Residential, Use Classes C3 & C4; schedule base rate £200.00/m²). If you plan a bigger project, rear extension drawings in Brent cover the wider scheme, and the side return extension drawings in Barnet page shows how the neighbouring council measures the same extension.
