Flat conversion drawings in Hackney
Hackney supports converting houses to flats, but only if one of the flats is a family home on the ground floor. Our flat conversion drawings in Hackney are built around that test, from £1,195 including VAT, by MCIAT chartered architectural technologists.

How we work on flat conversion drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Hackney's family-unit test for house conversions
Hackney's Hackney Local Plan 2033 (LP33) deals with this in its housing policy for conversions. It supports house-to-flat schemes with adequate access and self-contained units, and it asks for 1 x 3-bed at ground floor. In the Stamford Hill area the bar rises to a bigger family unit of four bedrooms or more (the conversions policy in the plan).
This is a specific conversion rule, and it changes the plan before anything else does. A ground-floor family flat takes the garden, the rear rooms and most of the floor area, which leaves the upper flat compact. We draw that split first, test the upper flat against the space standard, and only then add the shared entrance and storage.
Hackney also adopted two documents last year, the Residential extensions and alterations SPD and the Retrofit SPD. Retrofit measures, such as insulation and new windows, sit next to your conversion on the same elevations.

A borough of flats and few houses
Only 18.8 per cent of Hackney's 106,081 households live in a house, and just 24.6 per cent own their home. A converted house is therefore rarer here than in outer boroughs, which raises the quality bar for those that exist.
Prices explain why owners look at it: a terraced house averages about £960,633 against £524,885 for a flat. Before buying, check whether the house has already been converted, because that changes what the council can support.
Planning record and levy in Hackney
The council decided 689 minor applications in the latest twelve months, granted 81.6 per cent and decided 87.4 per cent on time. That is a reasonable record for a scheme that meets the family-unit test.
Hackney's levy varies by zone, and the schedule reads: £190/m² (Zone A); £25/m² (Zone B); £55/m² (Zone C); £0/m² (Zone D) Mayoral CIL is band 2, indexed to £72.73 per square metre. The council fee is £610 per dwelling.
Article 4, conservation areas and heritage in Hackney
Hackney publishes 77 Article 4 directions covering 197 areas, and has 37 conservation areas and 555 listed entries. The Heritage at Risk Register lists 40 entries in the borough.
For the full picture of constraints, see architectural drawings in Hackney. We check all of it in the free constraints check, then show the entrance and bin store on the front elevation.
What you get from us
A Revit model of the measured survey, then plans, elevations, sections, a block plan and an area schedule that shows the family flat clearly. A second chartered technologist checks the set. The planning drawings in Hackney page explains the submission.
If the council asks for changes we redraw at no charge until approval, though we never promise the decision.
Laying out the ground-floor family flat in Hackney
Because the family flat must sit on the ground floor, the design nearly writes itself, and the work is in the details. The flat takes the front and rear rooms, the garden door and the main bathroom, and the upper flat gets the stair, a front door of its own and a small outdoor space, such as a roof terrace, if the roof allows.
The trade-off is area. Hackney's houses are typically narrow, and a ground-floor flat with three bedrooms leaves little for the upper flat, which may have to be a one-bedroom home. We test the sums on the survey: the three-bedroom flat against the space standard, the upper flat against the same, and the stair, shared hall and bin store in between. If the numbers fail, we say so before you spend more.
Costs differ with the tenure of the neighbours. Many Hackney houses are already divided by lease, so check title first. If you share ownership with a freeholder, a licence to alter may be needed for works to shared structure. Beyond that, the borough's 258 lawful development certificate applications in its latest year show how many owners test what is lawful before they build.
What the Hackney drawing set shows the officer
The most important sheet is the ground-floor plan, labelled so the family flat is obvious: bedrooms, floor area, garden access and the door to the street. Beside it sits a schedule listing the area of each flat against the space standard, so the officer can tick the policy and the standard in one glance.
Elevations show the new entrance for the upper flat, the bin and cycle stores and any retrofit measures. Sections show floor-to-ceiling heights and the sound build-ups, and the block plan shows the garden share. Everything comes from one model, so a late change to a wall appears on every sheet at once, and the schedule updates with it.
