How we work on construction drawings
Five steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Construction drawings in Tower Hamlets: a borough of flats
Just 12 per cent of Tower Hamlets' 120,539 households live in a house, and 23.1 per cent own their home. Most construction sets here therefore concern space inside a building owned by someone else or shared with neighbours: a flat refitted, a warehouse unit divided, a ground floor reorganised.
The council's High Density Living SPD and Central Area Good Growth SPD reflect that density. They are about the quality of homes and the shape of growth, and the technical set cannot repeat them. What it does is turn the permitted layout into floor build-ups, partitions, services and escape routes that a contractor can price.
Density sets the order of work. Hoists, deliveries and noisy hours are often limited, so we draw what can be prefabricated or ordered in advance and mark the sequence on the sheets, which saves time when access is tight. A warehouse conversion adds another layer: old floors are rarely level, and structure above and below may belong to someone else. We survey levels carefully and draw screed depths and thresholds to suit what is there.

Heritage in Tower Hamlets: listed terraces, directions and world heritage
Historic England lists 916 entries here, 21 at Grade I and 39 at Grade II*. The borough has 59 conservation areas, 64 Article 4 directions and 2 World Heritage Sites in its heritage data.
For a listed terrace, the set records materials, mortar, lime-based finishes and window sections as design choices. It also shows how new elements reach the energy standard: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. Where full compliance would damage the building, the reasoning is stated on the sheet.
Where a scheme needs consent first, planning drawings in Tower Hamlets cover it, and the technical set follows what is permitted.
Fire, escape and sound in dense buildings
In a shared building the question is always what happens next door. Detection is drawn as All dwellings: fire detection and alarm system minimum Grade D2 Category LD3 (BS 5839-6), mains-operated smoke alarms to BS EN 14604, with the interlinks shown. Where a bedroom is above the ground, the opening is Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor.
Floors and party walls carry noise between homes. When a floor is replaced or a layout changes, the new build-up is given on a section with the product named, so nothing thinner can be substituted on site.
Kitchens and bathrooms are drawn with extract rates, since the figures are: Intermittent extract: kitchen 30 l/s with cooker hood (60 l/s otherwise), utility 30 l/s, bathroom 15 l/s, WC 6 l/s. A flat with an internal bathroom needs a duct route that works with the structure above.
What the planning figures say
Tower Hamlets decided 191 householder applications in its latest published year, a small number in line with how few houses there are, and granted 92.7 per cent, with 95.8 per cent decided in time. Large rear extension notifications are rarer still: 3 granted and 4 refused.
Flats average £430,120 here. A refit of a flat is a large sum against that, and the set protects it by removing the unknowns before a builder starts. We list the items that the lease and the freeholder usually care about, such as noise, waterproofing and the position of soil pipes, so they can be agreed once.
Fee, checks and neighbouring boroughs
The fee is fixed after a free constraints check, and every sheet is checked by a second chartered technologist. The set can be submitted as building regulations drawings in Tower Hamlets, with structural calculations in Tower Hamlets behind any new opening. The borough overview is architectural drawings in Tower Hamlets, and we also draw in Newham and Southwark.

Questions
Do I need construction drawings for a flat in Tower Hamlets?
For structural changes, new layouts, bathrooms and kitchens with drainage changes you will need them, and a freeholder commonly asks for them before consent.
How do listed buildings in Tower Hamlets affect the drawings?
They carry more material detail and a written reason for any departure from the energy standard, because the conservation officer reads them.
Can construction drawings help with limited site access?
Yes. They show what can be ordered or prefabricated in advance, so deliveries and noisy work are kept short.
How much do construction drawings in Tower Hamlets cost?
It is a fixed quote after a free constraints check, because the fee depends on the size and complexity of the building.
