Structural engineering in Redbridge
Redbridge is a borough of large interwar semis in Ilford, Gants Hill and Woodford, where the usual structural job is a loft, a through-room or a double-storey side extension. Fixed quote after a free constraints check. We engineer the structure and draw it for planning and building control.

How we work on structural engineering
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

How Redbridge words its structural requirements
Redbridge puts its structural expectations into basement policy. The Local Plan supports a basement only if it keeps the host and nearby buildings stable and causes no harm to drainage, flooding or groundwater, and the plan's own labelling of the test is LP31 (a), (g), (h): structural stability and BIA. The validation list turns that into paperwork, and it records the rule as BIA/CMS signed by Chartered Civil or Structural Engineer.
The Housing Design SPD fills in what the assessment contains. It says the impact assessment is undertaken by a qualified structural engineer, and the council summarises its content as BIA by qualified structural engineer incl. Construction Method Statement. The scale of the assessment is meant to match the scale of the basement, so a small light-well scheme needs far less than a full-width excavation.
The SPD also gives an instruction about neighbours, recorded as consult neighbours; party wall agreements. In practice that means talking to the next-door owner before the drawings reach the council, with the structural summary in hand, and agreeing working hours and the party wall route early.

Big semis, big lofts: what the structure has to do
About 66.2 per cent of Redbridge households live in a house or bungalow, and 57.1 per cent own their home. These are family houses on wide plots, often with loft space that has already been partly used and rear gardens long enough for a deep extension.
A typical Ilford semi has a hipped roof and a cut timber structure, so a loft conversion with a dormer or a hip-to-gable change removes a good part of the roof's bracing. The new steel must replace it, and the walls and foundations below are checked for the extra load. Approved Document A allows simplified rules for ordinary houses of up to 3 storeys, but a loft rebuilt in steel is outside the tables. Our loft conversion drawings in Redbridge set out the planning route.
A double-storey side extension is the other common job. The new gable wall needs a foundation set below the zone of influence of nearby trees, and the first-floor structure ties into the old floor. Our house extension drawings in Redbridge explain how these extensions are drawn.
Green belt, heritage and the numbers behind planning
Green belt covers 34 per cent of the council area, so a house near the northern edge may be limited in volume. The borough has 16 conservation areas and 134 listed buildings, and its heritage at risk list holds 9 entries. For many owners none of that applies, and the structural question is simply how deep and how wide.
Redbridge decided 991 householder applications in its latest year, granted 82.8 per cent and decided 94.7 per cent in time. A design that fits the scale of the street and carries its structure within the existing footprint is worth building into the drawings from the start, and we raise structural limits at the first meeting so that the planning drawings never promise a span the steel cannot make. The same approach keeps the cost estimate honest, because the beam sizes are known before the builder prices the job.
Party walls and building control
Semi-detached houses share a wall, and a loft or rear extension that cuts into it brings the Party Wall etc. Act into play. A neighbour who objects can wait for an award, and a surveyor's award can be appealed within 14 days. A counter notice must be served within 1 month, so the timetable can slip while owners decide.
The structural drawings are what the surveyors read, so we make them clear: existing walls shown, new beams marked with bearing lengths, and foundation depths dimensioned from a stated datum. Our building regulations drawings in Redbridge then use the same information for the application to building control.
Quote and next step
Send the address, photographs of the roof and walls and any plans. We check trees, drainage and designations, then give a fixed quote. For a single beam, see structural calculations in Redbridge, and for the borough as a whole read architectural drawings in Redbridge.

Questions
Who must sign a Redbridge basement impact assessment?
A chartered civil or structural engineer. The council's checklist records it as BIA/CMS signed by Chartered Civil or Structural Engineer.
Does a loft conversion in Ilford need structural design?
Yes. Cutting the roof structure and adding a floor changes the loads, so the steel and the walls below are calculated for building control.
What does Redbridge say about neighbours and basements?
Its Housing Design SPD tells applicants to consult neighbours; party wall agreements.
