Structural engineering in Hillingdon
Hillingdon is a borough of semis and detached houses, so the structural job is usually a wider rear opening, a loft or a side extension with foundations beside someone else's trees. Fixed quote after a free constraints check. We engineer the structure and coordinate it with your plans.

How we work on structural engineering
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Hillingdon's structural rules for basements and big sites
Most Hillingdon householders will never meet the council's structural requirements, because they sit in two narrow places. For a basement, the Local Plan Part 2 makes the applicant pay for an independent check of the structural report: Independent review at applicant's cost. It also expects ground investigation with groundwater readings taken over a period of time, so a basement design cannot be rushed in a fortnight.
The second place is the validation checklist. A demolition and construction method statement is asked for under the heading Majors; FRA near watercourses. A flood risk assessment follows for any basement in an area at risk or beside a watercourse, with a pumped device considered.
An ordinary rear extension or loft in a Hillingdon semi triggers neither. It still has to satisfy Part A, so the engineering happens, but building control checks it and a planning officer does not.
The practical advice follows from that split. If a basement is in your plans, appoint the engineer before the architectural drawings are fixed, since the council's independent reviewer will read the structural report line by line and your fee covers their time. If you want a beam, a bay or a wider kitchen opening, the engineer's work can wait until the layout is settled, though not until the builder is on site.

Houses, gardens and trees
About 68.9 per cent of Hillingdon households live in a house or bungalow, and 56.6 per cent own it. That mix of freehold semis with generous gardens makes extensions the staple job, and it makes foundations the part that needs thought.
The borough protects 731 trees and groups through preservation orders. A new strip foundation near a protected oak or a neighbour's willow has to be deepened or designed around roots, and clay shrinks in dry summers. We ask for a tree survey, or at least photographs, at the first conversation, and we carry the depth into the drawings.
A further 42 per cent of the borough is green belt. If your house sits inside it, the size of an extension is a planning matter, and the structural design must follow the volume you are allowed. Our house extension drawings in Hillingdon deal with that side.
Typical Hillingdon jobs and the load paths they change
Interwar and postwar semis are common, and their pattern repeats. The through-lounge wall is often load-bearing in the middle of the house. The garage was built with light footings that were never meant for a room above. The roof is a cut timber structure that a loft conversion must strengthen.
Approved Document A allows simplified rules for ordinary houses of up to 3 storeys, with a wall load limit of 70 kN/m. A modest alteration can sit within them. A steel beam, a removed wall or a new floor on old footings takes the job outside the tables, and the design is then calculated.
A roof conversion has its own test. If the load on the supporting structure rises by more than 15 per cent, the walls and foundations below must be checked. Read our loft conversion drawings in Hillingdon for the planning route.
Planning success rates do not replace engineering
Hillingdon decided 1,147 householder applications in its latest year and granted 90.2 per cent. That is a healthy figure for owners, but it describes planning only. A granted scheme still has to stand up, and a beam under-sized at planning stage is found by the building control examiner.
Hillingdon also decided 94.3 per cent of those applications inside the statutory period, so the planning stage is rarely the slow part of a project here. The structural stage can be, when ground investigation or tree surveys are left until after consent.
A building notice lapses after 3 years without progress, so allow for the engineer's drawings before you start. Our building regulations drawings in Hillingdon pick up the structural package and turn it into the submission.

Questions
Will Hillingdon Council check my structural calculations?
Not for a typical house, since building control does that. The council's own structural requirement applies mainly to basements, where it asks for Independent review at applicant's cost.
Do trees affect my foundations in Hillingdon?
They can. Roots and clay soil change how deep a foundation must go, and a protected tree adds legal limits on digging near it.
Is a green belt home treated differently structurally?
The engineering is the same, but planning limits the volume of an extension, so the structure has to fit what you may build.
