Planning consultant in Lambeth
Lambeth has a very large number of conservation areas, and its design guide is split into parts that apply to different kinds of work, so a planning consultant in Lambeth begins by finding which parts your scheme triggers. We give a fixed quote after a free constraints check, then write the case and handle the council, with drawings by MCIAT chartered architectural technologists.

How we work on planning consultant
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Lambeth's design guide and the planning consultant's task
The plan is the Lambeth Local Plan 2021, adopted in 2,021. For homes the working guidance is divided: the Lambeth Design Guide SPD Part 4: Building Alterations, Extensions and Retrofit, the Lambeth Design Guide SPD Part 5: Basements and the Lambeth Design Guide SPD Part 2: Advice for All Development.
The split matters. A rear extension is read against the alterations part, a lower-ground floor against the basements part, and every scheme against the general advice. A statement that cites only one will look incomplete to an officer who has all three open.
We map your scheme to the relevant parts at the free check and write the case against each, so nothing is left for the officer to raise.
Where the guidance leaves room for judgement, such as how far a rear extension may project or how a roof alteration reads from the street, we set out the reasoning on the sheet itself with dimensions and a street photograph, so the officer can follow the argument without a site visit.

Conservation and Article 4 in Lambeth
Lambeth records 64 conservation areas and 953 listed building entries, with 39 on the Heritage at Risk Register. There are 12 Article 4 directions, mapped across 223 separate areas, which is a lot of patchwork.
Patchwork is the problem: two houses on the same road can have different rights. We check each address individually and show you the result before you decide to proceed.
Trees are recorded too, with 339 orders and 226 zones, so a survey is common on any scheme with a garden element.
How Lambeth decides applications
The borough decided 595 householder applications in the latest twelve months and granted 83.4 per cent, with 93.4 per cent decided in time.
It decided more minor applications, 748 of them, granting 79.9 per cent. Those cases include flat conversions and infill, and they are argued on policy rather than on neighbour impact alone.
For houses in multiple occupation, note that the borough has a related Article 4 direction, which can change the route for a shared-house scheme.
Householder cases are quick to read, so the consultant's work is mostly in choosing the right route and getting the documents right. Minor cases take a fuller written statement that sets the scheme against the borough's plan and shows why any departure is justified.
Prior approval and lawful use in Lambeth
For larger rear extensions the council granted 13 prior approvals and refused 18 in the latest statistical year, so the route is a real option but not a certain one.
A Lawful Development Certificate in Lambeth is the proof for works that are permitted development, and the borough issued 401 in the same period.
We compare routes for your property and give a recommendation with the reasons.
Where an Article 4 direction removes the permitted development right, the usual choice is between a full householder application and redesigning to fit inside the remaining rights. We draw both options in outline and tell you which is faster, which gives more space and which carries less risk of refusal, so you decide on facts instead of hope.
Homes and gardens across Lambeth
Lambeth has 134,688 households, with 24.8 per cent living in houses and 33 per cent owning their home. The flat-heavy mix explains the number of minor applications and the weight of leasehold questions.
Domestic gardens covered about 26 per cent of the land at the last national survey, and a terraced house averages £796,865. Those figures help us judge how much planning argument a project can justify.
We use these figures to size the job. A terraced house on an unrestricted street needs a clean set of sheets and a covering note; a house on a restricted street, or a flat conversion, needs the full case, and we quote accordingly after the free check.
Fees, the levy and our approach
The council's householder fee is £548. Larger schemes may owe the borough's levy under the Lambeth CIL Charging Schedule 2022, plus the Mayor's levy at £72.73 per square metre in the current indexed year.
Our quote is fixed, and redrawing is free until approval.
