MEP design in Kingston upon Thames
MEP design in Kingston upon Thames covers heating, ventilation, power and water for homes where 61.5 per cent of households live in a house, with large gardens and many protected trees. We work the services out with the plans so that pipes, ducts and plant avoid the roots and the neighbours. Fixed quote after a free constraints check.

How we work on mep design
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

London Plan rules that reach a Kingston house
Kingston's development plan is the Core Strategy (with Kingston Town Centre Area Action Plan 2008), adopted in 2,012, so on building services its validation list does most of the work. Any application that creates a new home needs a Water Consumption Statement, with a limit of 105 l/person/day. A household of four then has a daily budget it must stay inside, and we build the schedule of showers, taps and cisterns to meet it.
Major schemes also need an energy and overheating statement, logged as Majors only; dynamic overheating modelling to CIBSE guidance. A house extension sits below that line, yet the same thinking helps. In a Kingston semi with a new glazed extension, passive steps do most of the work: overhangs, solar glass, a high-level opening and a ceiling fan with a night-purge setting. Active cooling comes last, and is rarely needed once the first steps are in place.
The borough's own Residential Design SPD covers extensions and alterations in general,. We take its guidance on the look of side and rear elevations and place plant where the design guide would already want it, away from the street.

|---|---|---|---|
| Energy assessment and overheating mitigation statement is required for all major applications: follow the London Plan energy hierarchy (SI 2), heating hierarchy (SI 3), include dynamic overheating modelling using CIBSE guidance (SI 4) taking account of Approved Document O limits, EUI and space heating demand, and be submitted at application stage, not by condition. | Majors only; dynamic overheating modelling to CIBSE | — | kingston.gov.uk, Royal Borough of Kingston upon Thames Validation Local List (February 2024), p.52-55 |

Trees, roots and trenches
The council's data lists 7,145 tree preservation zones. For services design that has a direct consequence. A ground-source loop, a drainage run or a new electrical supply trench cuts through the soil where roots live, and it needs an arboricultural view before the line is fixed.
So our drawings show the trench route against the tree positions on the site survey. Where the route comes close to a protected tree we propose an alternative, such as an air-source unit, a shorter run with hand digging or trenchless crossing, and we flag it early so it is dealt with by the right specialist.
Houses, gardens and the value they hold
60.9 per cent of households own their home, and the average terraced house costs £591,784, a semi £812,491 and a detached house £1,304,915. Prices rose 3.3 per cent in twelve months. Owners who spend on services want them to last, and tend to ask about heat pumps, solar and charging together.
Domestic gardens make up 30.9 per cent of the borough's land. Space is therefore available for an outdoor unit, though sound and distance to the boundary still matter. We state the position and distance on the plan.
The design standard for energy is Approved Document L. An extension wall is limited to 0.18 W/m²K and a roof to 0.15. A heat pump design flow temperature is 55 degrees Celsius at most.
Heritage and Green Belt on the edges
The borough has 28 conservation areas and 3 Article Four directions covering 114 areas. Historic England lists 163 buildings here, and 9 entries are at risk. About 17 per cent of the land is Green Belt.
In a conservation area a vent, flue or air-source unit on a visible elevation can need consent, and the design avoids that by siting equipment at the rear. In the Green Belt we check how any plant-room extension compares with the original floor area, since proportionality is tested by the planning team.
Planning figures, read carefully
The council decided 742 householder applications in its latest year, granted 83 per cent, and decided 92.5 per cent in time. Larger home extensions under prior approval show 3 granted and 35 refused, so most owners here go through householder planning.
The levy is zoned: £323.07/m² (Zone 1); £200/m² (Zone 2); £130.76/m² (Zone 3); £76.92/m² (Zone 4). We note it because a plant-room or utility extension can add chargeable floor area. These numbers help us time the work and do not predict any decision.
What we produce and where to read next
A Kingston package has a heating and hot-water strategy, ventilation layout, power and lighting plans, a water and drainage schematic and a plant plan, all in one model and checked by a second MCIAT technologist. There is no starting price; we give a fixed quote after the free constraints check.

Questions
What is the water limit for MEP design in Kingston upon Thames?
Where a scheme creates a new home, the council asks for 105 l/person/day. We set the fittings to meet it.
Do tree preservation orders affect services?
They can. Trenches for ground-source loops or supply cables cross the root zone, so we route around protected trees or suggest air-source plant instead.
Does a Kingston extension need a cooling hierarchy?
Major schemes need an overheating statement, logged as Majors only; dynamic overheating modelling to CIBSE guidance. We apply the cooling hierarchy to glazed extensions anyway because it avoids later air conditioning.
How much does MEP design cost in Kingston upon Thames?
Fixed quote after a free constraints check, because the price depends on the scope of the project.
