M&E drawings in Sutton

Sutton is a borough of semis with long back gardens, and that shapes the services: a rear extension, a garden room with its own supply, a loft with a new bathroom above the old one. We draw M&E drawings for Sutton houses and extensions so that the power, ventilation and alarm layout is settled before the builder starts. Fixed quote after a free constraints check.

How we work on m&e drawings

Four steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    4. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Sutton's validation list says about energy and drainage

Sutton adopted its Local Validation List this August, and it holds two items that touch a services drawing. The first is the Energy Statement, which asks applicants to show carbon minimisation against the Mayor's hierarchy, with as-designed Part L outputs and a district heating check within a set distance of the site. Its carbon offset line is written as: Offset price GBP 60/tonne over 30 years. That mostly bites on larger schemes, but a small new dwelling in a back garden meets it too.

The second is the Drainage Assessment Form, which the list names as a requirement. A flood risk assessment is added when the site lies in the higher flood zones and the work involves new footings, and the list puts it as: DAF; FRA in FZ2/3 with new footings. A rear extension on a lawn usually adds roof area that needs somewhere to drain, so the form is rarely a formality.

An M&E set is not a substitute for either document. It gives them consistent inputs: which fuel the house uses, where the ventilation plant sits and where the rainwater pipes leave the building. We prepare the drawing so that the statement writer and the drainage designer start from the same facts.

Long gardens, outbuildings and the cables that serve them

Domestic gardens cover 34.5 per cent of the land in Sutton, and 62.9 per cent of households live in a house or bungalow. The result is a steady flow of garden rooms, home offices and detached studios that need an electrical supply.

The route matters more than owners expect. A buried armoured cable has to avoid roots, drains and the future patio, and the consumer unit may need a spare way. We draw the supply route on the site plan, show the isolator at the house, mark the circuit at the outbuilding, and note the earthing arrangement for your electrician to confirm. A charge point on the drive follows the same logic, and the guidance expects a socket of at least 7 kW output.

Inside the extension the ventilation is where plans often go wrong. A kitchen with a hood venting outside needs 30 l/s, and where the air recirculates the intermittent rate is 60 l/s. A bathroom needs 15 l/s.

Green Belt, conservation areas and listed buildings in Sutton

About 14 per cent of the borough is covered by green-belt polygons, and the council publishes 8 conservation areas. Historic England records 209 listed building entries in the borough. A services drawing seldom triggers a heritage question on its own, but external plant can, so we check the address first.

The Design of Residential Extensions SPD is the guidance the planning officer uses on a Sutton extension. It addresses shape, bulk and neighbour impact, and external services affect all three. A tall flue on a flank wall or a condenser beside a neighbour's window can attract a comment that has nothing to do with the room you are adding.

Sutton also has an Article 4 direction for houses in multiple occupation. If your plan is to let rooms to several tenants, the alarm layout and escape routes become part of the discussion, and we can draw them for you.

    What the Sutton set contains

You receive a lighting and power plan for each floor, a ventilation plan with each fan's duty, a consumer unit schematic, an alarm layout and a schedule of fittings. Under Part P, the notifiable list includes: new circuit; consumer unit replacement; additions or alterations to circuits in a special location. The electrician notifies, certifies and signs off. We draw, and we say so on the title sheet.

In its latest year the council decided 601 householder applications and granted 91.8 per cent. The set sits beside our building regulations drawings in Sutton, and the thinking behind it is explained on our M&E drawings hub. For borough-wide context, see architectural drawings in Sutton.

    Questions

Does a Sutton extension need an energy statement?

The validation list ties the statement to new dwellings and larger schemes. A householder extension normally does not need one, but a services layout still helps building control.

Can you design the supply to a garden room in Sutton?

Yes. We draw the route, the isolator, the circuit and the notes your electrician needs. The installer certifies the work.

What is the Drainage Assessment Form in Sutton?

It is a form the council lists as a validation requirement. It asks how surface water will be handled, and our drainage routes give you the information to complete it.

    How is the work priced?
