HMO conversion drawings in Newham
Newham needs planning permission before a family house becomes a shared house, so HMO conversion drawings in Newham have to satisfy a planning officer first and a licensing officer second. We draw them from £995 including VAT, as MCIAT chartered architectural technologists, and we test the street and the plan policy before we quote.

How we work on hmo conversion drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Newham's borough-wide Article 4 direction for HMOs
In most of England a house can become a small shared home without an application. Newham took that freedom away across almost the whole borough; the former London Legacy Development Corporation area was left out when the direction was made. The direction in our data is recorded as borough-wide, from 31 July 2013, and the council cites it in the Newham Local Plan 2018. If you want three to six unrelated sharers in a house here, the planning application comes before anything else, and the drawings are what it rests on.
The same plan also says where shared housing belongs. Its policy steers converted HMOs towards town and local centres and the main movement corridors, and away from turning family-sized dwellings over to sharing. So a terrace in a quiet residential street starts at a disadvantage, and the officer will look for reasons the building is the exception. We build those reasons into the sheets: the walking distance to a centre, a tidy bin and cycle store, and a layout that leaves the ground floor usable by everyone.
The plan was adopted in 2,018, so its wording is older than much of the guidance around it. Before we quote, we ask the council whether the direction and the HMO policy are still current for your street, because boundaries and policies get revised and an old document can mislead.

Who owns and who rents in Newham, and why it matters for a conversion
Of Newham's 115,507 households, only 47.1 per cent live in a house or bungalow, and 30.8 per cent own the home they live in. Houses are the minority here and owners are the minority too, so many of the people who ask us about shared housing are investors and landlords rather than families extending.
That shapes the numbers you will be weighing. Terraced houses sold at an average of £458,668 in the latest Land Registry figures, against £325,381 for a flat. The gap is the reason a landlord looks at converting a house rather than buying a flat, and it is also why the drawings need to be right the first time: a refused application costs months of rent on a house that stands empty.
We do not forecast yield or advise on the investment. We draw the building so that the space is used well, each bedroom is a lettable size and the licensing officer finds what they need on the page.
What the HMO set shows for a Newham house
An HMO set starts from a measured survey, because the areas written on the plan are checked against the room by someone with a tape. We then draw the house as it stands and as it will be let: each bedroom with its floor area marked, shared kitchen and bathrooms, the staircase, fire doors and escape route, and the position of the alarms and any heat detector in the kitchen.
Room sizes are a legal minimum that rises with the number of people in the room and ignores floor under a low sloping ceiling, so the loft and the cellar often lose space on paper that they seem to have in life. We design with margin rather than at the minimum, and we keep every figure on a schedule taken from the 3D model so it changes when the layout does.
A licence is a separate process from planning. It applies once five or more people from two or more households share, and the council can add its own schemes. The drawings serve both: the same set goes with the planning application and with the licence.
Existing shared houses, certificates and the planning record
Not every shared house in Newham needs a new application. Where a house has been let to sharers since before the direction took effect, a lawful development certificate can establish that use, and the council recorded 281 lawful development certificate cases in its latest reporting year. Evidence is the whole case: tenancy agreements, council tax records, utility bills. Our lawful development certificates in Newham page explains what the council expects to see.
Where work has already been done without consent, a retrospective planning application in Newham may be the honest route. We would rather say so at the first call than discover it in the officer's report.
For a sense of how the council treats applications, Newham decided 388 householder applications in its latest year and granted 86.9 per cent. Those are extensions and alterations, not HMOs, and they say nothing about yours. We quote them for the speed, not the odds.
Heritage checks before you commit to a Newham address
A conversion that looks simple on a plan can stop at the front door. Newham has 9 conservation areas and 125 list entries, In a conservation area the changes that make an HMO work, such as an extra door, a new window for a bedroom or a bin enclosure at the front, may need consent in their own right. We check every address against both layers before the survey is booked.
Price and next steps for HMO drawings in Newham
HMO conversion drawings in Newham start at £995, VAT included, fixed after a free constraints check. The council's application fee is separate, and we will redraw at no charge if the council asks for changes, although we cannot promise a decision.
Once consent is in place, the building work needs its own set. Our building regulations drawings in Newham pick up from the approved layout. If the plan is to split the house into separate homes instead, see flat conversion drawings in Newham. The wider picture is at architectural drawings in Newham, and a neighbouring borough with its own HMO rules is covered at HMO conversion drawings in Redbridge.

Questions
Do I need planning permission for an HMO in Newham?
Yes, for a small HMO as well. Newham's Article 4 direction covers almost the whole borough, so converting a single-household house to a shared house needs an application first.
Where does Newham want HMOs to be?
The Newham Local Plan 2018 steers conversions towards town and local centres and main corridors, and away from converting family-sized homes.
How much are HMO conversion drawings in Newham?
From £995 including VAT, fixed after a free constraints check. The council's application fee is extra.
Can a house already shared in Newham be made lawful?
Possibly. If the sharing predates the direction and you can evidence it, a lawful development certificate may establish the use. We assess the evidence before you apply.
