Double-storey extension drawings in Wandsworth
Double-storey extension drawings for Wandsworth houses start at £1,295 including VAT. The council's Housing SPD handles two-storey side extensions with caution: it may resist them where they fill an important gap, and where it accepts one it expects a set-back, a lower ridge and a modest width.

What Wandsworth's Housing SPD says about double-storey extensions
The Housing SPD sits alongside the Wandsworth Local Plan 2023-2038. On two-storey side extensions its wording is conditional rather than numerical. They may be resisted where they fill important gaps between houses. Where they are acceptable, they should be set back from the front, carry a ridge lower than the main roof and stay modest in width.
Those three expectations give the drawings their shape. The set-back and the lowered ridge are visible in the front elevation, and the width is visible in the plan, so the submission needs all three views to show the extension reads as subordinate to the house. A full-width side addition flush with the front would sit against all three expectations.
The test of an important gap is local. On a street of detached and semi-detached houses with views between them, the gap carries weight; on a continuous terrace there may be none to lose. We read the street before we draw.

Conservation areas and listed houses in Wandsworth
Wandsworth has 46 conservation areas and 312 listed building entries. Inside a conservation area the national rule applies in full: No rear extension of more than one storey under PD on article 2(3) land. For a house inside one, that settles the route before design starts, and the application is judged against the SPD's tests.
Outside protected land, permitted development for an upper-floor addition is limited as follows: Over one storey: max 3 m beyond the original rear wall and not within 7 m of the rear boundary. A scheme beyond that needs a householder application, drawn in full.
Houses, flats and gardens in the borough
About 31.4 per cent of Wandsworth households live in a house, and 42.5 per cent own their home. Most households here do not live in a house, so a double-storey extension is a project for a minority of the borough's homes.
Domestic gardens cover about 21.5 per cent of the land. Those gardens are what neighbours stand to lose a view of, so the upper floor is checked for its effect on outlook and light as well as for how it looks from the road.
How Wandsworth decides householder applications
In its latest published year the council decided 977 householder applications and granted 91.9 per cent. It decided 92.4 per cent within eight weeks or an agreed extension.
That is the figure for householder work as a whole. A two-storey side extension that closes a gap is one of the harder cases within it, so the drawings carry more of the argument than the average suggests.
Fire, windows and structure on the new floor
A new bedroom needs an escape window under Approved Document B: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. Windows in a side wall face their own condition: Upper-floor side windows obscure-glazed and non-opening below 1.7 m above floor. And the roof of a two-storey addition has this rule: Roof pitch of a 2+ storey enlargement to match the original house so far as practicable.
The extra storey adds load to the walls and foundations below, so the engineer's design is part of the package. See structural calculations in Wandsworth for that stage, and our building regulations drawings for the submission to building control.
Cost, nearby boroughs and related drawings
The fee is £1,295 including VAT, fixed before you commit, and a householder application costs £548 at the council. You receive both floors, elevations, sections and location plans, checked by a second chartered technologist, and we redraw at no charge if the council asks for changes.
If the roof offers an alternative, see loft conversion drawings in Wandsworth. The same two-storey job is covered in Merton and Richmond upon Thames. For the borough overview, see architectural drawings in Wandsworth, or read the double-storey extension drawings guide for the national rules.

Questions
Does Wandsworth allow two-storey side extensions?
They may be resisted where they fill important gaps. Where acceptable, the Housing SPD expects them to be set back from the front, with a ridge lower than the main roof and a modest width.
Can I extend upwards at the back of a Wandsworth house?
It can be possible, usually through a householder application. Permitted development above one storey is limited (Over one storey: max 3 m beyond the original rear wall and not within 7 m of the rear boundary), and in the borough's 46 conservation areas it does not apply.
Does the roof of a two-storey extension have to match in Wandsworth?
The national condition is: Roof pitch of a 2+ storey enlargement to match the original house so far as practicable. The SPD adds that a side extension's ridge should be lower than the main roof.
How much do double-storey extension drawings cost in Wandsworth?
From £1,295 including VAT, fixed up front.
