Wandsworth's garden-first rule for rear extensions

The Housing SPD (covers rear extensions, basements, roof extensions and loft conversions) contains the borough's rear extension rule. A rear extension must be subservient to the house and leave a substantial depth of the original rear garden free of buildings: half the rear garden.

The rule is stated in terms of garden, not projection. That changes how a design should start. Instead of asking how far the house can reach, we ask how much of the original garden must stay open, and the extension fills what that leaves.

The same document covers basements, roof extensions and loft conversions, so a combined scheme is judged against one set of principles. The council also issues non-statutory guidance on basements: Basement extensions guidance (non-statutory).

    Measuring the original garden

The word original matters. The test refers to the original rear garden, so a house that has already been extended may have less room than the plot suggests.

We survey the plot, establish the original rear wall and mark the half-garden line on the block plan. If the proposal leaves the line clear, the drawings say so plainly. If it crosses the line, the design needs a stronger justification on the sheets.

Where an earlier owner has already added a conservatory or kitchen extension, we record it, because it uses up part of the allowance you thought you had. The block plan then shows the original garden, the earlier addition and the new extension in one view, so the officer can follow the arithmetic.

    Permitted development and prior approval

National rules sit beside the borough's guide: 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey for permitted development. Prior approval offers more for single-storey work: 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI. These rights ignore the borough's garden rule, so they can allow a larger extension than a planning application would.

    Conservation areas and listed houses

Wandsworth has 46 conservation areas and Historic England lists 312 entries in the borough. In a conservation area the deeper prior approval route is not available, and materials, roof form and the rear elevation are judged more closely. A listed house needs its own consent.

We check the address against both before suggesting a route, and record the result in a short note you keep.

    Decisions and timings in Wandsworth

Wandsworth decided 977 householder applications in its latest published year and granted 91.9 per cent. The share decided within eight weeks or an agreed extension was 92.4 per cent.

Gardens cover about 21.5 per cent of the borough's land in the Greater London land-use survey. Past figures such as these describe the council's record and say nothing about one house.

Price, checks and what you receive

Drawings start at £695, VAT included and fixed in advance. You receive existing and proposed plans, elevations and sections, with a location plan and a block plan. A second chartered technologist checks every sheet, and we redraw free if the council asks for changes.

Our building regulations drawings in Wandsworth follow, with the structural coordination a new opening needs. Residential extensions may also claim exemption from the levy, if the claim is made before work starts.

If the council asks for changes after submission, we handle the revised sheets and the correspondence with the officer, so you are not left to interpret the comments yourself.

    Questions

How much of my garden must I leave in Wandsworth?

The Housing SPD says a rear extension must leave a substantial depth of the original rear garden free of buildings, which for most properties means: half the rear garden.

Does the half-garden rule apply to permitted development?

No. It guides planning applications. Permitted development follows the national limit: 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey.

Which Wandsworth document covers basements and lofts too?

The Housing SPD (covers rear extensions, basements, roof extensions and loft conversions). Separate non-statutory basement guidance sits alongside it.

How much do rear extension drawings cost in Wandsworth?

From £695 including VAT, fixed up front. The council's householder fee of £548 is separate.
