How we work on hip-to-gable loft conversion drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Designations first: what Kensington and Chelsea carries
The borough lists 1,350 buildings, protects 4,560 trees through orders, and records 43 entries on the Heritage at Risk Register. Add the 39 conservation areas and the 84 Article 4 directions, and few addresses are unconstrained.
For this roof form the consequence is blunt: Class B roof enlargements are not permitted development on article 2(3) land. A scheme in a conservation area is a planning application from the start, and the Local Plan 2024 (New Local Plan Review) is the policy document officers apply.
We found no hip-to-gable rule with a stated value in the borough's guidance, and its Basements SPD is about something else. So the design case rests on the street: whether hipped roofs are a visible feature of the terrace, villa or mews, and whether a gable would be seen from the road or from neighbouring gardens.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
Where a Kensington house might still qualify
Some houses sit outside every designation, and some Article 4 directions cover other matters than roofs. Each direction names what it withdraws, so we read the one that touches your address. Where Class B survives, the volume cap is 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume, and Eaves-retention and 0.2 m set-back conditions do not apply to a hip-to-gable enlargement.
The front still counts: No enlargement beyond the plane of a roof slope that forms the principal elevation and fronts a highway. And the walls: No part of the enlargement may extend beyond the outside face of any external wall of the original house (except where joining a rear or side extension roof). A Lawful Development Certificate in Kensington and Chelsea then proves the position, and the more usual route is planning drawings in Kensington and Chelsea.
The cost of getting it wrong in this borough
Property values explain the care. A semi-detached house in the borough averages £3,051,816 and a detached one £4,525,386. A refused application or an unlawful roof can undo a great deal of value, so a measured survey and a clear route come before the design.
Only 17 per cent of households live in houses, so most of the stock is flats, and flats cannot use householder rights at all.
Householder decisions in the borough
The council decided 664 householder applications in its latest year, granting 93.7 per cent, with 91.9 per cent on time. The grant rate is high, though it reflects every type of householder scheme.
It is not a licence for any roof. It says nothing specific about gables.
Stair and fire safety on narrow plots
On a narrow plot the stair is the limiting factor. If the full height cannot be reached the rule is Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). And New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30).
Those requirements, together with the structure, are drawn up for the Building Regulations stage; see building regulations drawings in Kensington and Chelsea.
What a planning-grade set looks like here
Because most Kensington and Chelsea addresses fall inside a designation, we assume the application route from the start and draw to its standard. That includes a street elevation, a roof plan, existing and proposed floor plans and sections, plus a short design statement for the roof that explains how the new form relates to its neighbours.
Rear views matter as much as front views in a borough of closely built terraces and mews. A new gable flank is visible from gardens on both sides, and often from the upper windows of the houses behind. We draw the rear elevation with the neighbouring buildings in outline so the officer can judge visibility directly.
The survey underneath is the same as anywhere: eaves, ridge, hips, stacks and party walls on one datum. The difference is the level of documentation. A second chartered technologist checks the set before it leaves us, and you pay one fixed quote, VAT included, after the free constraints check. Council fees, if an application is needed, are paid to the council separately.
If an application is needed, we also prepare the roof plan and street elevation in a form the council can validate without queries, to keep validation queries to a minimum.
