Loft conversion drawings in Wandsworth
Wandsworth's answer to a low loft is to build backwards, not upwards. The Housing SPD asks for roof alterations to stay at the rear and calls a raised ridge likely to be visually intrusive. Loft conversion drawings start at £695 including VAT, and we draw the street elevation to show that nothing visible has been lifted.

How we work on loft conversion drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What the Housing SPD asks of a Wandsworth loft
Wandsworth's roof rules sit in its Housing SPD (covers rear extensions, basements, roof extensions and loft conversions), which supports the Wandsworth Local Plan 2023-2038. For a loft, two statements carry the weight. The housing policy says extensions, dormers and other roof alterations should be confined to the rear of the building, and that where they can be seen from the street they must be sympathetic and not visually intrusive.
Paragraph 4.151 then says that raising the roof ridge to gain loft headroom is likely to be visually intrusive. Read together, the pattern is plain: put the added volume on the back slope, and find headroom without lifting the ridge you see from the pavement.
In practice the survey decides everything. It measures the existing roof, and if the height is short the answer is usually a bigger rear dormer, not a taller ridge. Every set includes a street elevation with the neighbouring houses drawn in, showing the new roof sitting behind the line already seen from the road.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
When the back slope can be seen
Not every Wandsworth roof hides its rear. Corner houses, mews and houses beside a lane or railway can show the back slope to the public, and the policy covers that case in its second half: visible work must be sympathetic.
For those houses we add a view taken from the public side and keep the dormer modest. It is set well back from the eaves, ridge and party wall, and clad to match the roof, with a short note that ties each choice to the guidance so the officer can follow the reasoning.
Conservation areas and listed houses
The council publishes 46 conservation areas. A loft enlargement is not permitted development in any of them: Class B roof enlargements are not permitted development on article 2(3) land. Historic England lists 312 entries in the borough, and a listed house needs separate consent for most roof alterations.
Outside those limits a house may use the national allowance: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. Only 31.4 per cent of households live in a house or bungalow, against 42.5 per cent who own their home, so for many Wandsworth households the right does not apply and an application is the route.
Wandsworth in numbers
The latest average sale price is £686,076, and gardens cover 21.5 per cent of the land. The council decided 977 householder applications in its latest year and granted 91.9 per cent, deciding 92.4 per cent within eight weeks or an agreed extension.
Householder results cover every kind of project, so they show a council that grants most of what it decides without predicting one roof. The authority also received 360 applications for lawful development certificates in its latest returns, the proof route for a loft that stays within the permitted limits.
Stair and escape when the ridge cannot move
If the ridge stays put, the stair has to take its headroom from the roof you have. Building control allows a concession where full height cannot be reached: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). A new storey also needs a protected route: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30).
Because those two rules and the rear-only policy meet at the stair, we model several landing positions first and show what each costs the floor below.
Drawings, price and nearby pages
The set has existing and proposed plans, the stair, a roof section and every elevation, with the location and block plans. Fees start at £695 including VAT, agreed before work begins, and if the council wants changes we redraw them free.
A loft often comes with a ground-floor project: see rear extension drawings in Wandsworth and side return extension drawings in Wandsworth.
